Below are the City of Springfield's responses to you specific questions outlined in your request lefter. a What is tAe current zoning of the property? The subject property consists of three separate tax lots owned by FPG Oregon LLC, Map #17- 02-35-00; Tax Lots 3702,4100, & 4104. All three lots are zoned Public Land & open space per the Metro Comprehensive Plan. a What are the abutting Zoning Districts to the North, Souttr, East & West? The surrounding zoning is Low Density Residential and one property zoned Neighborhood Commercial adjacent to the northwest corner of the subject property. Was this a Planned Unit Development? The subject property is not part of a PUD. Is the property in any special, restrictive or overlay district? The subject property is not located within any special, restrictive or overlay district. Is tlris current us€ as a FTneraI Home permitted by right, special or conditionals use permit or legal nonconforming? Section 3.2-710, Schedule of Use Categories for Public L,ands and Open Space states that mortuaries and chapels associated with cemeteries are a Discretionary Use. We were unable to locate an initial Discretionary Use establishing the use on-site; however, the use has been in operation since at leastL975 and is a legal use. Any future expansions to the existing use must receive a new Discretionary Use concurrently with Site Plan Review. Is this site in compliance with the current Zoning Ordinance? The site appears to be in compliance with current Zoning Ordinance regulations; however, any nonconformity would be addressed in a future Site Plan Review per Section 5.17-105 of the Springfi eld Development Code. a a a a Attachment 4 a a a Was this propertygranted anyvariances, special exceptions, conditional use permits, or zoningrelief of anykind? There does not appear to be any variances, special exceptions, or zoning reliefon the subiect property. The City ofSpringfield does not have any records ofCertificates ofOccupancy prior to 2010. To the best ofyour knowledge, do your records show any unresolved zoning or building code violations and/or complaints? There are no unresolved zoning or building code violations or complaints at this time. What parking fonnula applies to the subiect property? Section 4.6-725 of the Springfield Development Code list the required motor vehicle parking for each land use. In this case, that parking requirement is 1 space per 100 square feet of floor area in the primary assembly area and 1 for each 200 square feet of gross floor area for the remainder of the building.
