My name is R. Todd Theiss. My company RBRE LLC recently acquired 4360 Main Street. RBRE will lease
the parcel to another one of my companies that will operate a retail Redbarn Cannabis Dispensary.
I have included some images that will give you a good idea of what Redbarn branding looks like in
reference to the building and the grounds. We take our branding seriously and we are often told that
Redbarn Dispensaries are the nicest in the state.
The Exterior Parking lot
I have started with the exterior as this is what most people will see. The exterior will have irrigated
landscaping on all four sides of the parcel. Redbarn not only landscapes but we also have a weekly
service that maintains our landscaping. We have made accommodations for trees to be planted both on
the west side and an area on the south side of the parcels. These landscaped areas will have several
different types of ornamental grasses and other creeping types of shrubbery such as creeping rosemary,
bearberry, and others. All landscaped areas will have geotextile fabric placed down on the ground prior
to getting a few layers of bark mulch and gabion sized rock intermingled for texture. The fabric is
excellent weed abatement and helps hold moisture in the ground as well. You will notice directly in
front of the building we have a kidney shaped landscaped area. Within this area we will place a Farmall
Cub Tractor which is part of our brand. Next to it we will have a 20-30 flagpole that will fly both the US
and Oregon flags. Next to this area we will install a bike rack capable of handling four parked bicycles.
You will notice along the easterly parcel line we have placed four galvanized water troughs that will be
irrigated with plantings. In between each trough we have placed two parking blocks as spacers. Both the
troughs and the parking blocks are meant to keep vehicles from driving on the back of the sidewalk. In
the SE corner of the property there are currently two ingress and egress curb cuts. Applicant will agree
to removing and replacing these with sidewalk to keep traffic from entering the streets too close to the
corner. The applicant desires to keep 50' ingress / egress curb cut on the south side of the parcel and
feels that will make the entire parking lot experience flow better and be maneuverable. Applicant feels
that by conceding the other two curb cuts that allowing us to keep the 50' wide curb cut should be
allowed. There will be a nice commercial entry installed and the van sized ADA parking spot is very close
to the entrance. The garbage containment area will be built to or exceed Springfield standards,
including being covered and a self -priming p trap hooked to sanitary sewer. The location of the
containment area is directly over a previously installed sewer line that the applicant will tie into. 99% of
the parking lot currently is non pervious. Applicant will be adding a 3 ft wide by 10011 paved strip along
the west side of the parcel. However, applicant will be removing more sq. footage of non -pervious for
landscaped areas than we will be adding.
The Exterior of the building will be like all Redbarn branding. Siding will be battenboard with a
corrugated metal lower with a belly band separating the two. The roof will be corrugated metal with a
cupola atop the building. The front gable end and possibly the back will be cedar shingles that abut the
top of the battenboard. Soffits will be enclosed with recessed lighting installed in the soffit. The light will
shine straight down and provide lighting for access and show off the building after dark. The front of the
building will be getting an almost full width eyebrow that will be 5' wide. This will keep moisture away
from the front door. The roofing material for the eyebrow will be corrugated metal roofing.
The interior.
The interior of the building will have douglas fir flooring. The walls will consist of barn wood siding,
venetian plaster, exposed aggregate concrete and 21/4" douglas fir flooring all wood wall cladding is
reclaimed. This is an exposed timber frame building. The ceiling has years of nicotine and grime.
Applicant is sanding all wood and beams to show off the patina and get rid of the smell. The newly
installed ADA bathroom will be mostly tiled and be attractive. The applicant is installing two new doors
and removing three existing doors. The building will be getting windows in which it currently has none.
We will be installing two 5'x4' windows on the south side and a new wide commercial glass door. On the
east side the walls will be getting two new 2'x4' windows placed high, so we have wall space but still let
light in.
Please take a moment and look at the images that I have included. This will give you a very similar look
to other Redbarn buildings.
