Finding: The Gateway Refinement Plan Residential Element Section 9.0 Policies and lmplementation Actions states
"Recognize the suitability of GO zoning at the McKenzie-Willamette site, and at the adjacent Evans and Dilts properties
while mitigating negative impacts on the neighboring uses from future GO development."
Finding: Section 9.5 of the Gateway Refinement Plan requires, "through the Site Plan Review process, a L5 foot
landscape setback from GO zoned sites' property lines adjacent to residential area to the south. Pay special attention to
the need to bufferthe adjacent residentialarea from potentialnegative impactsfrom the proposed medicalservices
center."
