2. It looks like the number of employees for this site is 22? What it the largest number
per busiest shift?
3. The Site Plan Review application reviews elements of the location including the
parking lot, landscaping, screening etc. A plan showing all of the tax lots included in
the site containing the building and parking lot is required to be drawn by a
professional as required by the Site Plan Review application. The professional will
include existing and proposed improvements to meet sections of the Springfield
Development Code to determine compliance with criteria approval for Site Plan
Review.

This is not a decision on your application. Springfield Development Code Section 5.4-
105 and Oregon Revised Statutes 227,L78 require the City take final action on a limited land
use decision within 120 days after the application is deemed complete. The 120-day
processing period for this application begins when all the missing information is submitted or
when you request that the City proceed without the information. You must indicate by either
signing this form or by submitting a written response to the City within seven days of the
date of this form assefting your intentions regarding the provision of the missing
information. If you indicate herein or in your written response that the missing information
will be submitted, then you have 180 days from the date the application was submitted for
Pre-Submittal Review to provide the City with the missing information. If you refuse to
submit the missing information, then upon receipt of the full application packet and
processing fee, the City will deem the application complete for purposes of stafting the 120-
day clock and begin processing the application. No new information may be submitted after
the staft of the 120-day period unless accompanied by a request for an extension of the
120-day processing time. Upon receipt of a request for extension, the City may extend the
120-day period for a reasonable period of time. The City may also require additional fees if
the new information is submitted after the Notification to Surrounding Property Owners is
sent out and a second notification is required or if the new information substantially affects
the application proposal and additional review is required.

2. This site is in the 10 year TOTZ. Amy Chinitz at SUB should be contacted for the
permit or exemption required for development in this zone.
3. It does not appear that any major improvements or changes in site layout are
proposed with this, soil site information is probably not relevant.
4. A complete plan for the proposed condition is also required, showing any new site
features to be added for the proposed use.
5. If the site is not undergoing any major alterations most of this section doesn't apply
and can easily be included on the site plan listed for #4.
6. The level of stormwater improvements necessary depend greatly on what is being
changed and the change in use.

. this site appears to have improved frontages with good trees and it is unlikely any
public improvements will be required.o A trash enclosure may be required on site for the proposed use.
