Narrative for proposed Property Line Adjustment
This narrative is to explain the proposal for a Property Line Adjustment between
Assessor's Map No. 17-02-19-00, Tax Lot 1000 (Parcels 1 and 2 of Minor Partition
approved by Lane County Planning Office, dated 4 -14 -70 -copy attached).
Tax Lot 1000 is owned by Devin Thompson and Brandi Ferguson, as tenants in
common per a Bargain and Sale Deed, dated May, 12, 2020 and Tax Lot 1000 contains
2 dwellings. 2960 Hayden Bridge Road is the existing dwelling of Devin Thompson and
Brandi Ferguson. 2970 Hayden Bridge Road is the remainder of the dwelling that was
on the eastern portion of Tax Lot 1000.
The purpose for this adjustment of the common property line between the Parcels 1 and
2 is to allow the new property to be marketable and to closer fit the lines of occupation
around the existing dwellings. The location of the new property line was an agreed
upon location by the owners.
The current use of the property is residential and both properties are zoned
Per the approval criteria in 5.16.125 of the Development Code for the City of Springfield
1. There are 2 properties that share a common property line when this adjustment
was started and there will be 2 properties when the adjustment is completed.
2. The size of the 2 properties will have a small change in size, Property 1 will
decrease by 2% and Property 2 will increase by less than 1 %.
3. Access to both properties will remain the same and an easement has been
obtained from Property 1 to Property 2 for maintenance on the Armory building.
A Property Line Adjustment Deed will be recorded at Lane County Deeds and Records .
A survey will be filed at the Lane County Surveyors office after new corners are set.

a pertiosi of that tract conveyed to Marwyn J. Thompson and Varna
E. Tbompson, husband and wife, by that certain deed recorded
December 8, 1953,.Recarder's Reception,No. 18523 an Reel 29-D,'
Lane County Oregon Dead Records, and being described as follows: -
Beginning at a point North 730 15' East'951.98 fee and South
1770.12 feet from the Northwest corner of the Felix Scott Sr. and
Wife Donation Land -Claim No. 52,,iownship 17 Soiath,Aange 3 meet,
Willamette Meridian; said point bein4g an the centerline of County
Road, No. -681 (Hayden Bridge Road); run thence West 176.46 feet to
the TRUE POINT OF BEGINNING; run thence West 75,00 feet; thence
