Contractor shall co-ordinate with all trades to provide complete working systems. 3. Drawings of existing facilities are, in general, diagrammatic. Exact locations shall be determined by the Contractor from field measurements. Actual arrangement of the work shall follow locations shown on the drawings within the constraints of existing equipment and construction. Dimensions shall govern these drawings and they are not to be scaled. Drawing and notes to drawings are correlative and have equal authority and priority. In the event of discrepancies, the appropriate method of performing the work and/or items to be incorporated into the scope of the work shall be determined by the General Contractor. 4. Contractor is responsible for the safety, actions and conduct of his employees and his subcontractors' employees while in the project area, adjacent areas and in the building and its vicinity. 5. All work described by these documents shall be performed in full accordance with all applicable codes, including but not limited to the following codes: Uniform Building Code, Uniform Mechanical Code; Uniform Fire Code, NFPA standards, National Electrical Code, Uniform Plumbing Code, all as adopted by the City of 'Eugene, Oregon'. 6. All materials, finishes, manufactured items, and equipment shall be installed in full accordance with the supplier's or manufacturer's written recommendations or these documents, whichever is more stringent. General Requirements 1. Codes: Construction to comply with the following codes as adopted by Local Agency: FC: 2021 Eugene Fire Code OEESC: 2021 Oregon Energy Efficiency Specialty Code OESC: 2021 Oregon Electrical Specialty Code GMSC: 2022 Oregon Mechanical Specialty Code OPSC; 2021 Oregon Plumbing Specialty Code ORSC: 2021 Oregon Resiciential Specialty Code OSSC: 2022 Oregon Structural Specialty Code 2. General Construction Methods: Shop drawings may be required by the contract drawings, or material specifications shall be submitted to the Owner for review and approval, prior to fabrication or installation. The contractor shall provide the necessary temporary shoring # bracing as required until all final connections have been completed in accordance with the drawings In order to maintain a safe work environment. The Contractor shall verify all dimensions with owner before commencing work. All standards referred to In the plans and specifications shall apply to the latest edition of such standard for materials, equipment, installation or fabrication methods which are not specified in the plans and specifications. The minimum standard indicated In the designated code shall apply. The notes and details on this sheet are general. Specific information on the drawings differing from these notes shall apply. Written dimensions have precedence over scaled dimensions. Do no scale drawings. Remove excess materials from site as requested by owner. 2. Any fill under grade supported slabs to be 4 min. of 4" of gravel compacted to 95% of a standard proctor, per ASTM D-1556. 3. Storm and rainwater drain lines: Schedule 40 ABS, or PVC-DWV pipe and fitting, 1/8" per foot Joints and fittings to be solvent welded. Connection to down spout to be 12" above finished grade. 4. Footings to bear on undisturbed native soil or engineered fill by Soils Engineer placed on undisturbed native soil. Concrete 1. Footings, stem walls, walls, Interior and exterior slabs on grade: Ready mixed, air entrained, ASTM C-94 & ASTM C-260. Strength = 3000 psi minimum at 28 days. Designed = 2500 psi, no special Inspection required. 2. Steel Reinforcement: Grade 4/0 Minimum, ASTM A-615. Place per ACI Code and Standards. Lap continuous No.4 Bars 24" Minimum and No5 Bare 30" Minimum at all Corners, Steps, and Splices. 3. Exterior slabs and walks are to have a light broom finish. Slope uncovered slabs and walks a minimum of 1/4" per foot for drainage. General Notes 1. All dimensions are to face of'FINISHED WALL/FRAMING' unless otherwise noted. Electrical Notes 1. Electrical contractor shall provide as part of this contract legible labeling of all breakers on panel board with typewritten or plastic embossed label. 2. The electrical installation shall meet the standards prescribed by the National Electrical Code and all local amendments, all applicable National Fire Protection Association (NFPA) codes, the Americans With Disabilities Act (ADA), and local and state building codes. Construction shall in general be in accordance with standards and requirements of utilities and authorities having jurisdiction. 3. For each equipment connection, determine and provide the device, outlet or junction box required to connect the equipment. Verify exact locations with architect/ owner prior to installations. 4. Seal all penetrations through corridor and other rated partitions as required to maintain required partition U.L. fire rating. Coordinate with architectural as needed. 5. Top of all receptacles 18" a.f.f. and switches 48" a.f.f. unless noted otherwise on plan. Wood Framing 1. Construction: Wood construction per Conventional Construction Requirements of chapters 5, 6, and & 8 of the 2021 Oregon Residential Specialty Code 2. Fastening of Structural Members - Residential Per "2021 Oregon Residential Specialty Code", -TABLE R6023(1). 3. Evidence of Grade: Grade mark of an approved grading organization having jurisdiction must appear on each piece of material. 4. Trim: Furnish and install necessary trim and molding including miscellaneous hardware. 5. Framing Lumber: Douglas Fir /Larch S4S, to standard dimensions - 2x and 4x framing to be No. 2 or better, 6x framing to be No. 2 or better, PT. to be No.2 or better, and Furring and Blocking to be No.3 or better. 6. Pressure Treated Lumber: To be Fir pressure treated lumber (unless noted otherwise) that conforms to AWPA Standards Ul (commodity specification A) and M4. 7. Roof Sheathing: APA rated sheathing, exposure 1. Panel span rating 32/16 minimum 7/16" thickness. Grade mark by APA or other approved agency. APA rated plywood sheathing, exposure 1. Panel span rating 32/16 minimum 15/32" thickness. Grade mark by APA or other approved agency. Attachments: Place sheets perpendicular to roof trusses or framing and staggered joints. Unblocked diaphragm. 8D Common nails at 6" o/c. along edge and 12" o/c in field. 8. Wall Sheathing: APA rated sheathing, exposure 1. Panel span rating, 24/0 minimum 7/16" thickness. Grade mark by APA or other approved agency. Attachments: Place sheets perpendicular to roof trusses or framing and staggered joints. Unblocked diaphragm. 8D Common nails at 6" o/c. along edge and 12" o/c in field. 9. Prefabricated Wood Roof Trusses: Design by fabricator to fit dimensions indicated on plans and loads Indicated. See engineering and design attached if applicable. 10. Ceiling Joists: Ceiling joists shall be in accordance with span table R802.4(1-2) 11. Rafters: Rafters shall be in accordance with span table R802.5.1(1-8). 12. Engineered Lumber: Products will be implemented according to manufactures specifications and recommended span ratings. Span rating by APA or other approved agency. 13. Uplift Resistance: All Roof Assemblies shall have uplift resistance per R802.11.1.(1-2) Metals 1. Prefabricated Framing Anchors: Simpson Strong -Tie designations used 2. Anchor bolts, Threaded Rod, Thru-Bolts and Lag Screws Installed In pressures treated (PT) members are required to be hot dipped galvanized, or Type 304 or 316 stainless steel. 3. All fasteners, hangers, and other connectors In contact with pressure treated materials are to be hot -dip galvanized, zinc -coated galvanized steel, or stainless steel per ORSC R317.3.0. 4. All anchor bolts shall include Steel plate washers, a minimum of 0.229" thick x3"x3" In size. These washers are to be located between the top of the sill plate and the nut as per ORSC R602.11.1. 5. All Simpson Framing Anchors and Connectors installed Outdoors or in contact with pressure treated members are required to be hot dipped galvanized or ZMAXO or other approved coating per Simpson Stong-TieO instructions. Thermal / Moisture protection 1. Insulation: Exception to table N1101.1(2-3) due to addition size <15% & <200 SF. Walls R-21 fiberglass batt Insulation placed on warm side of wall. No additional measures required. Roof/Ceiling, R-49 ( R-30 Vaulted ) fiberglass batt Insulation placed on warm side of framing. Floors, R-30 Fiberglass batt Insulation placed on warm side of framing. Ducting, R-8 fiberglass wrap. 2. Roof Covering: Class rated asphalt shingle roof assembly. Each package of shingles shall bear the label of an approved agency. Asphalt Shingles: The asphalt shingles shall have self -seal strips or be Interlocking, and comply with ASTM D225 or ASTM D3462. Asphalt shingle packaging shall bear labeling indicating compliance with ASTM 3161 or a listing by an approved testing agency In accordance with the requirements of the applicable code. For residential construction refer to the R305.2 for allowable sheathing, underlayment, fastener, and Installation requirements. 3. Flashing: 26 or 29 gauge galvanized steel metal or similar or with baked on enamel finish and installed per R905.2.8.5, R905.4.6, color by owner. 4. Sealant and Caulking: Polyurethane sealant, gun applied, color by owner. Caulking shall be of a type that is compatible with all adjacent surface material. Doors / Windows 1. Windows and Doors to be Installed as per manufactures instruction and specifications 2. Windows and doors must meet the requirements of Chapter II and TABLE N11.01.1(1) and two additional measures from TABLE N 11.01.1(2) of the 2021 Oregon Residential Specialty Code unless exception applies. Windows to have U-0.30, Exterior Doors U-0.02, and Exterior Doors with more than 25 sq. ft. of glazing U-0.40. 3. Doors and windows to be fully weather-stripped, caulked, gasketed, or otherwise treated to limit air Infiltration. 4. All windows within 18" of the Floor and within 24" of any Door shall have tempered glazing. All windows shall be dual glazed, sizes as noted on plans. Caulk around all windows, typical. Each bedroom to have a minimum window opening of 5.1 sq. ft. with a minimum width of 20", a minimum window height of 24", and a maximum sill height of 44" measured from the finished floor to the bottom of the clear opening . Heating, Ventilation, Air Conditioning 1. Exhaust Fan that is exterally vented to be 80CFM per TABLE M1507.3 2. Smoke / Carbon Monoxide Alarms to be installed per R314 and R315. Alarms to be hardwired and interconnected with battery backup. (Bathroom Addition - No Detector Required) 3. Install electric radiant heating systems per manufacters instruction 4. Radiant heat installed in concrete / masonry to be secured in place, and finish materials installed over system installed per manufactured instruction without potential to pierce system per M1406.4-.5. 5.
