All construction practices shall conform to those outlined in Me
International One and Two Family Dwelling Code dated 2021, and
2021 Oregon Residential Specialty Code.

Floor Plan Notes
Glazing subject to Human impact and hazardous location shall
conform W sections R308 and R308.3 ORSC.
Smoke 8 carbon monoxide detectors shall be provided per requirements
contained in section R314, and R315 ORSC.
Well height is 7-0". New beam in entry is allowed to drop below 7'4r
required minimum ceiling height by 6" maximum per R305.1 Exception: 4.
Fire rated OSB sheathing is required where existing ADU and exisfing house
separation is less than 6 feet. Openings (windows) are not allowed less than
3 feet of another structure. Projections are not allowed less than 2 feel of
another structure. Table R302.1 ORSC.
Foundation Plan Notes
Requirements for foundation: i.e., footings, walls, drainage, etc.
are contained in chapter 4, ORSC.
Subsurface chains to be placed continuously around the perimeter of the
foundation.
Finished grade shall slope away from structure in all directors. Roof downspouts
and drains shall train beyond structure in order W maintain foundation stability.
All mudsill's to have new 1/2" Simpson retro ft anchor batt with Simpson
adhesive. Bolts must be embedded at least 7" into existing fooling. Anchor
bolts to be space a minimum 6-0" O.C.
Crass Section Notes:
Wood fame construction shall conform to all paragraphs of chapter
5 8 S, ORSC.
Use 5gw. metal gutters and downspouts connected to 3" clarinets,
PVC rein drains, in tum connected to approved drainage system.
All weather exposed plywood W be graded as C.C. exterior grade.
Any hangers Mat may be used are to be approved Simpson hangers.
All interior walls to be full height.
All roof / wall connections to have double flashing.

All construction to comply with section N1101 ORSC.
Extedorjoints around window and door Games, between wall cavities
and window or door frames, between walls and fountlation, between
walls and roof, between wall panels, at penetrations or utility services
through walls, floore and roofs and all other openings In the exterior
erwalape shall be sealed with caulk, sealant, gasket or other approved
material per N1104.8.2 and N1104.8.2.1 ORSC.
HVAC NOTES:
All new duct systems or new portions of dud systems exposed to
unconditioned spaces, and bused ductwork within ii sulation that meats the
exception W Section N1105.3, shall be insulated to minimum RAI per
N1105.20RSC
Exceptions:
1. The replacement or addition of a fumace, air conditioner or heat pump
shall not require existing ducts to be insulated to current code.
2. Exhaust and intake ductwork.
All new duct systems and air handing equipment and appliances shall be
located fully within Me building thermal envelope per N1105.3 ORSC.
Exceptions:
1. Ventilation Intake ductwork and exhaust ductwork.
2. Up to 5 percent at the length of an HVAC system ductwork shall be
permitted to be located outside of the thermal envelope.
3. Dud deeply burned in insulation in accordance all of the following:
3.1 Insulation shall be installed to fill gaps and volds between
the duct and the ceiling, and a minimum of R-19 insulation
shall bar installed above the dud between the dud and
unconditioned who.
3.2 Insulation depth marker flags shall be installed on the ducts
every 10 feet or as approved by the building official.

Material Specification Notes:
Roads : Standing seam metal mol over 309 fell
over 7/16" OSB sheathing.
Where fire rated OSB is required, OSB will be of
7/16" LP Flameblock OSB sheathing.
Sidinc: All walls of HadiePlank filowcement lap siding
over tyvek 8 7/18" OSB sheathing.
Where fire rated OSB is requirnd, OSB will be of
7/16" LP Flameblock OSB sheathing.
Insulation: Blow-in insulation in attic space providing minimum
R49 value.
Walls to be batt insulation with vapor burner,
Providing minimum R-21 advanced.
Minimum R-15 rigid insulation is required around
the entire perimeter of foundation footing.
Franninki: All exterior wall to be framed using 2 x 6 all
24" on center.
All interior walls 0 be famed using 2 x 4 studs @ 24'
an center. (UNLESS NOTED)
Headers in exterior wall to be 4 X 8 wild DF.L
or laminated with 14x8,1 -1/2e plywood, 1-2x8.
Use double nipples under all headers In Interior
walls to be 4 X 8 wild DF -L.
All structural member fastening to comply All
tables R602.3(1) and R602.3(2) ORSC.
Foundation: All sections and requirements of those stated in
chapter 4 (Foundations) ORSC.
Any additional specifications for construction, site development.

South 38th AD U Remodel
One Bedroom & One Bathroom
SCOPE OF WORK
Remodel of an ADU. ADU will be one bedroom and one bathroom. ADU has an existing 7 1/2''x12" footing
and slab floor. The existing ceiling height is 7 foot. Entry will have a flat ceiling at 7 feet and the rest of the
ADU will have a vaulted ceiling. Exterior siding is currently stucco and will be changed fiber cement lap
siding with a metal roof. Due to fire code, the ADU roof will not have eaves. Footprint will not change.
