This information should assist you in any land partition of Tax Lot 102. ln researching the history of your lot, I could not find any record of this lot being legally created through a subdivision or partition process. The eastern 7,2OO square feet of Tax Lot 102 was Lot 1 of Sicon Acres created in the late 1970,s. The temainder of your parcel was not part of Sicon Acres. Sometime during the 1980's the previous owner either effected a lot line adjustment or established another lot line for tax purposes in order to create Tax Lot 102. ln this case, the City assumes that a legal lot line adjustment did occur in the early 1980's before the City kept records of such actions. I am relating this history to you for a reason. Because there is no record of legal descriptions and documents creating your lot, there may be errors or flaws in your property descriptions. A partition application requires that you hire a registered surveyor to survey and monument the newly created parcels. I urge you to have the surveyor also survey and monument Tax Lot 102 before creating any new parcels. The easement you referred to over the phone is a public utility easement for storm water and sanitary sewer. All easements and public utilities must be depicted on the partition application and a good surveyor will inform you of these details and include them on the partition tentative plat. I have enclosed two applications: 1) partition tentative plan with a $425.00 filing fee; and 2) partition final plat with a filing fee of $155.00. The tentative plan is submitted first and requires approximately 1O weeks to process.
