Enclosed is a copy of the plan review comments that were attached to the plans for your
office remodel at the subject property. Please note the comment in bold text regarding
the proposed use of the remainder of the building. It requests documentation that is
required to be submitted to this office for buildings where the actual use the building may
change. The following represents additional criteria that applies, or may apply, to your
proposed use of this property:
The property at l7O2 28th Street is located in a wellhead sensitive area for the City's-
potable water supply. It is located within the one-year zone, of influence for the
underground aquifer for SUB's wellhead located east of 28tn Street. Proposed uses
within the wellhead sensitive zone must comply with restrictions on the type of chemicals
that can be stored or used on the property and strict requirements on the potential for
chernical spills and disposal. For specific information on the restrictions and
requirements for properties in the wellhead sensitive zones, please contact Sarah
Summers at this office (Phone 726-4611).
Assuming the use of proposed materials is acceptable in the wellhead zone, a Hazardous
Materials Management Plan must be completed and submitted to the City Fire Marshal
for approval. The format for the plan is contained in Appendix tr-E of the Uniform Fire
Code (a copy of the format is included herewith for your information). Joe Wicks,
Deputy Fire Marshal, can guide you with the preparation of your plan. If no hazardous
materials or processes are involved, the management plan will be a very simple process.

The above conditions must be satisfactorily resolved before approval to occupy the
fabricating portion of the building can be granted by the Building Official. Please initiate
the measures necessary to resolve the above conditions soon.

materials in excess of the exempt quantities allowed by the Oregon Structurat
Specialty and Fire and Life Safety Codes.
Permits will be required for any additional changes or additions to the structure or
building layout, or to the mechanical, plumbing or electrical systems.
1 . Ensure that at least one fire extinguisher with a minimum rating of 2A-108:C is
located within 75 feet of all portions of the building. Extinguishers shall be
' installed in plainly visible and accessible locations with the top of the
extinguisher between 3 to 5 feet above floor level.
2. Verify that fire sprinkler system coverage meets the requirements of NFPA 13,
including the newly created hallway area. Coordinate this requirement with the
City Fire Marshal as needed.
3. No new lighting fixtures are to be installed. Existing fixtures may be relocated
as appropriate within the office area, as shown on the attached drawings.
4. Suspended ceilings shall be installed in accordance with standard 25-2 of the
Oregon State Structural Specialty Code. Ceiling areas, which are larger than
144 s.t. shall be seismically braced as required by the referenced standard.
Provide slack wires on all new or relocated lighting fixtures and registers/grills
or similar items weighing more than 15 lbs., which are supported by the
suspended ceiling system.
ISSUANCE OR GRANTING OF A PERMIT OR APPROVAL OF PLANS,
SPECIFICATIONS AND OTHER DATA SHALL NOT BE CONSTRUED TO BE A PERMIT
FOR, OR APPROVAL OF, ANY VIOLATION OF THE BUILDING SAFETY CODES OR OF
ANY OTHER ORDINANCE OF THE CITY OF SPRINGFIELD.
ANY CHANGES OR ALTERATIONS made after the date of this review must be
approved by the Building Official.
