Subject: Occupancy Inspection at l05l 28th Street, Springfield, Oregon.
Proposed Use: Office
Dear Mr. Fraga,
At your request, the Community Services Division/Building Safety conducted an inspection of
the building at the above address on March 31,1997. The purpose of the inspection was to
determine the suitability of the building for the proposed use as indicated.
Based on the proposed occupancy, the existing conditions which are mentioned below do not
meet the minimum Building Safety Code requirements. Corrective measures must be taken prior
to occupancy to install, repair, replace or modify the following iterns in order for the building to
conform to applicable safety codes:
STRUCTURAL
The office building is less than 20 feet from the assumed property line between the
fabrication building and the proposed office structure. Due to this location, the west wall of
the office structure will need to meet one hour fire wall standards.
The State of Oregon requires that twenty five percent of the project cost shall be designated
to the removal of architectural barriers. In choosing which accessible elements to provide,
priority shall be given to those elements that will provide the greatest access. Elements shall
be provided in the following order:
l. Parking
2. An accessible entrance
3. An accessible route to the altered area
4. At least one accessible restroom for each sex or a single unisex restropm
5. Accessible telephones
6. Accessible drinking fountains
7. When possible, additional accessible elements such as storage and alarms
One 2A-10 LB fire extinguisher is required for every 3000 square feet of floor area. Fire
extinguishers should be wall mounted four feet above the floor. Please coordinate location
with the City Fire Marshal.

The minimum stairway width shall not be less than 44 inches. Stairways serving an
occupant load of 49 or less shall not be less than 36 inches in width. The rise of the steps
shall not be less than four inches or greater than seven inches. The run shall be a minimum of
I I inches. The greatest riser height within any flight of stairs shall not exceed the smallest
by more than 3/8 inch.
Landings shall have a width not less than the width of the stairway or width of the door,
whichever is greater. Length of the landing shall not be less than 44 inches measured in the
direction of travel.
PLUMBING
All plumbing installations, additions or alterations to the existing plumbing system require
plumbing permits and inspections.
MECHANICAL
Submit plans to our office for review of the addition, alteration or repairs you are making to
the existing mechanical system. Once your plans have been reviewed and approved, a permit
will be required to be obtained and any required inspections requested and inspected.
The above items are requirements for the existing structure only. Other items such as parking,
paving, site improvements, sidewalks, etc., have not been addressed as part of this inspection and
may be required. Please contact the Planning Division of tlris office regarding any necessary
improvements to the site.
