The following items are conditions of approval: 1. The existing space does not meet minimum head height per section R305 of the 2021 ORSC, therefore minimum room sizes also cannot be met per section R304 of the 2021 ORSC. Per the applicant this has been used as habitable space as long as the current owner has owned the property and it was not a converted attic space. The structural joists supporting the upper floor are unverifiable since the space is finished. Per the applicant, the owner has chosen to exercise their exemption from minimum room size requirements by the use of ORS 455.320 in which they are required to record these documents with the county clerk to be ttached to the deed. 2. Maintain all safeguards during construction. 3. Approval of these drawings does not acknowledge that the project meets structural building codes addressing minimum room sizes or temperature levels and does not include approval of or permits for any electrical, plumbing or mechanical work. Separate application(s) for permit(s) are required for such work. ISSUANCE OR GRANTING OF A PERMIT OR APPROVAL OF PLANS, SPECIFICATIONS AND OTHER DATA SHALL NOT BE CONSTRUED TO BE A PERMIT FOR, OR APPROVAL OF, ANY VIOLATION OF THE BUILDING SAFETY CODES OR OF ANY OTHER ORDINANCE OF THE CITY OF SPRINGFIELD. ANY CHANGES OR ALTERATIONS made after the date of this review must be approved by the Building Official.
