The subject property is approximately .27 acres in size and has a single family house. The subject property is zoned R-1 and planned LDR. The client plans on developing the property with middle housing and specifically a Cottage Cluster. Option 1 The'L' shaped courtyard is one contiguous space with 15' minimum dimension. Six units (the existing house has a footprint of 900 sf or less). Courtyard: 6 x 150 sf = 900 sf minimum area Five units have a main entrance facing the common courtyard. The existing house is exempt. Six of the 8 parking spaces are compact. Buildings are 25' tall or less. Option 2 The courtyard is one contiguous space with 15' minimum dimension. Seven units (the existing house has a footprint of 900 sf or less). Courtyard: 7 x 150 sF= 1,050 sf minimum area Six units have a main entrance facing the common courtyard. The existing house is exempt. Six of the 8 parking spaces are compact. Buildings are 25' tall or less. Our questions are as follows: 1. Planning Q: While not shown in this example, SDC 3.2.260 (R)(1) states. Detached or attached dwelling unit types containing 1 to 4 dwelling units are allowed. We would like to discuss if this limits how many proposed units can be attached. Q: Can the front covered entry be part of the common courtyard or does it have to be outside of the courtyard? 6 of the 8 parking spaces are compact. SDC 4.6.120 (F) states "Not more than 30 percent of the total parking spaces in a parking lot may be designated for comp¢t cars. Alternatively, a greater percentage may be authorized by the Director if a report stamped by an Oregon licensed engineer indicates that greater than 30 percent of the total parking spaces is appropriate for the use." Q: How difficult is it to get compact spaces approved? The existing house is 900 sf or less. Q: Can we choose whetherthe existing house counts as a cottage or not? 2. Utilities / Public Works Q: Are any street improvements required? Q: There is no stormwater in the street (i.e. Swale, public pipe). Options for stormwater? Schi..
