LAND USE REQUEST
The applicant is seeking approval of an employee parking lot on the subject site to accommodate the existing
Dental office to the south..
SITE AND SURROUNDING CHARACTERISTICS
The subject site currently is occupied by a single family house. The owner also owns the adjacent property to
the west and south and is used for a dental office and parking. The property to the east is a single family
residence.
SITE. PLAN APPROVAL
The applicant is seeking an approval of the construction of the parking lot and stormwater planter.
The existing dental building is 8,317 square feet. There are 26 existing parking spaces for the dental office, An
additional 21 parking spaces are proposed for a total of 47 parking spaces. The future anticipated employee
count for the dental office is 47. Based the ITE parking generation manual of 1.25 parking spaces per
employee, up to 59 parking spaces would be allowed. This proposal is within the acceptable maximum amount
of parking spaces.
The site will be landscaped per the attached plan,
The proposed development is compatible with the surrounding developments.
There will be no hazardous materials stored on site as a part of this reconstruction.
SITE DRAINAGE
The proposed filtration stormwater planter was sized using the City of Eugene's Stormwater Surface
Filnatiou/fnfiltration Facility Sizing Spreadsheet. The planter was sized for flow control and the spreadsheet has
been submitted with this application.
