Proposed Development:
Applicant has the subject property under contract to purchase. Applicant's proposed development is to
divide the existing downstairs commercial unit into two separate units and to build out between four
and six apartments in the existing upstairs space.
Questions:
1. What are the approximate systems development charges for converting the upstairs from
storage to one -bed, one -bath apartments?
2. What are the approximate systems development charges for converting a portion of the
downstairs from retail to restaurant?
3. Can the applicant install windows on the second story west -facing wall, which would be used as
fire escape or ingress/egress for bedrooms?
4. Will the development be exempt from parking requirements?
5. Are there any other planning or building issues the City anticipates and that developer should
consider moving forward?
