THIS SURVEY WAS PERFORMED AT THE REQUEST OF THE OWNERS TO PERFECT A PROPERTY
LINE ADJUSTMENT BETWEEN TWO ABUTTING LOTS UNDER THEIR COMMON OWNERSHIP THROUGH
THE REPLATTING PROCESS. THE PROPOSED PROPERTY LINE ADJUSTMENT RECEIVED CITY OF
SPRINGFIELD PLANNING DEPT. APPROVAL UNDER CASE NO. 811-18-000170—TYP2. THE
SUBJECT PROPERTIES ARE DESCRIBED AS LOT 34 AND LOT 35 OF MOUNTAINGATE WEST AS
PLATTED AND RECORDED NOVEMBER 9, 2006 RECEP. NO. 2006-080817 LANE COUNTY OREGON
DEEDS AND RECORDS. THE BASIS OF BEARING IS DEFINED BY THE CENTERLINE OF
GRAYSTONE LOOP PER SAID PLAT OF MOUNTAINGATE WEST. THE BASIS OF BEARING WAS
ESTABLISHED BY HOLDING THE POSITION OF THE FOUND 5/8" REBAR WITH A YELLOW
PLASTIC CAP STAMPED *TOLBERT L.S. 2813" ACCEPTED AS MARKING THE CENTERLINE
POINT OF CURVATURE FOR CURVE NO. 12 IN GRAYSTONE LOOP, TOGETHER WITH THE LINE
ESTABLISHED BETWEEN THE LAST DESCRIBED POINT AND THE FOUND 5/8" REBAR WITH A
YELLOW PLASTIC CAP STAMPED "TOLBERT L.S. 2813" ACCEPTED AS MARKING THE
CENTERLINE INTERSECTION OF GRAYSTONE LOOP AND COLLIER DRIVE. MONUMENTS
RECOVERED AT THE POINTS OF CURVATURE AND POINTS OF TANGENCY IN GRAYSTONE LOOP
AND COLLIER DRIVE WERE RECOVERED AS SHOWN HEREON AND HELD TO DEFINE THE
CENTERLINE OF THESE STREETS AS THEY FRONT THE SUBJECT LOTS. THE CURVES ON
COLLIER DRIVE AND ON GRAYSTONE LOOP WERE ESTABLISHED BY HOLDING THE RECORD
RADIUS DIMENSION OFFSET FROM INCOMING AND OUTGOING TANGENT LINES AS ESTABLISHED
BY THE FOUND CENTERLINE MONUMENTATION. A LINE PARALLEL TO AND 25' OFFSET FROM
THE HEREIN ESTABLISHED CENTERLINE DEFINES THE NORTHERLY AND SOUTHERLY
BOUNDARIES OF THE SUBJECT LOTS. THE MOST WESTERLY, MOST SOUTHERLY AND MOST
EASTERLY LOT CORNERS WERE ESTABLISHED AT THEIR RECORD STATION AND OFFSET FROM
THE CENTERLINE OF GRAYSTONE LOOP OR COLLIER DRIVE PER THE PLAT OF MOUNTAINGATE
WEST AS MEASURED FROM THE NEAREST CENTERLINE POINT OF TANGENCY OR POINT OF
CURVATURE. THE MOST NORTHERLY LOT CORNER OF THE SUBJECT PROPERTY WAS
ESTABLISHED ON A RADIAL LINE MEASURED NORTHWESTERLY FROM THE FOUND 5/8" REBAR
WITH A YELLOW PLASTIC CAP STAMPED *TOLBERT L.S. 2813" ACCEPTED AS A REFERENCE
TO THE MOST NORTHERLY CORNER OF THE SUBJECT PROPERTY AND CLOSING THAT RADIAL
LINE ONTO THE SOUTHERLY MARGIN OF GRAYSTONE LOOP AS SAID MARGIN IS ESTABLISHED
HEREIN. THE ANGLE POINT IN THE SOUTHWESTERLY BOUNDARY WAS ESTABLISHED BY A
DISTANCE DISTANCE INTERSECTION MEASURING SOUTHERLY FROM THE HEREIN ESTABLISHED
MOST WESTERLY LOT CORNER AND NORTHERLY FROM THE HEREIN ESTABLISHED MOST
SOUTHERLY LOT CORNER. SIMILARLY, THE ANGLE POINT IN THE NORTHEASTERLY BOUNDARY
OF THE SUBJECT PROPERTY WAS ESTABLISHED BY A DISTANCE— DISTANCE INTERSECTION
MEASURING SOUTHERLY FROM THE HEREIN ESTABLISHED MOST NORTHERLY LOT CORNER AND
NORTHERLY FROM THE HEREIN ESTABLISHED MOST EASTERLY LOT CORNER. I DID NOT HOLD
THE POSITION OF THE FOUND MONUMENTS ALONG THE COMMON BOUNDARY WITH TRACT E
BECAUSE THEY APPEAR TO HAVE BEEN DISTURBED AND REPLACED BY FENCE CONSTRUCTION
AND DO NOT REFLECT THEIR POSITION AS PLACED BY THE ORIGINAL SURVEYOR. WITH THE
EXTERIOR BOUNDARY SO DEFINED, THE OWNERS RELOCATED THE LOT LINE DIVIDING THE
ORIGINAL LOTS TO THE POSITION SHOWN ON THE ACCOMPANYING PLAT IN ACCORDANCE WITH
THE APPROVED PRELIMINARY PLAN.
