HomeMy WebLinkAboutPermit Correspondence 1996-09-16Lane Countg Monday, September 16, 1996 DON VOG 2626 NORTH 5th STREET SPzuNGFIELD, OREGON 97477 RE: LEGAL LOT OF TAX LOT 3000 OF TAX MAP 1743-26-21 Dear Don: You have requested Lane County Planning Department to determine if the two duplexes within Tax Lot 3000 of Tax Map 1743-26-21 are legal. This parcel is within the urban grorvth boundary of the city of Springfreld, as such Lane County Planning Department has sent all the records on this parcel to the city of Springfield. But as you have indicated to Lane County the city of Springfield does not appear to have any files on this parcel so you have requested that Lane County to determine if the two existing duplexes are legal buildings. We have checked some of our other files and after some long and tedious research we have found that Tax Lot 3000 is a legal lot for the following reasons. First Tax Lot 3000 was deed out as a separate parcel in March L5,1972, see Reel 577-N 90190. Secondly at the same time the owner William Wiswall had requested azone change from RA to RG. The RG zone aloud some of tlre following permitted uses, multiple dwellings, court apartments, townhouses, private and public park, the lot dimensions where, minimum area- 20,000 squre feet, minimum width- 100 feet, minimum depth- 80 feet, but for two-family dwellings the minimum area and depth is 12,000 square feet and 70 feet average width, this is where the site is served by public water and not by public sewer facilities. This zone change was glanted on March 1,1972, see Lane County Ordinance Number 52, enclosed. This ordinance was a requested tlut the parcel zone be changed so that the parcel could have two duplexes on tlte same parcel. Therefore the parcel is a legal lot and the two duplexes are also legal. The unfortunate part ofthis pttz:,ls is that Lane County do not have the building permits to complete the picture, but the Lane County Assessment and Taxation Department shows on there tax cards that the duplexes where completed and being tax within the 1972 year. The same year that the zone change had occurred. I hope this will answer the concerns anyone will have on this parcel and about the legality of the existing duplexes, ifyou have any question contact this office. THANKS DONALD P.L.S.O.
