Applicant Submits an Accessory Dwelling Unit Application to the Development Services Department The application must conform to the Accessory Dwelling Unit Submittal Requirements Checklist on page 4 of this application packet. Planning Division staff screen the submittal at the front counter to determine whether all required items listed in the Accessory Dwelling Unit Submittal Requirements Checklist have been submitted. Applications missing required items will not be accepted for submittal 2. City Staff Conduct Detailed Completeness Check Planning Division staff conducts a detailed completeness check within 30 days of submittal. The assigned Planner notifies the applicant in writing regarding the completeness of the application. An application is not be deemed technically complete until all information necessary to evaluate the proposed development, its impacts, and its compliance with the provisions of the Springfield Development Code and other applicable codes and statutes have been provided. Incomplete applications, as well as insufficient or unclear data, will delay the application review process and may result in denial. 3. City Staff Review the Application and Issue a Decision This is a Type I decision and thus is made without public notice and without a public hearing since there are clear and objective approval criteria and/or development standards that do not require the use of discretion. Decisions address all the applicable approval criteria and/or development standards. Applications may be approved, approved with conditions, or denied. The City mails the applicant and property owner the decision, which is effective on the day it is mailed. The decision issued is the final decision of the City and may not be appealed. Constructed above attached garage of home to be constructed (27% of.18 acre property is covered by all proposed structures ) 2. Will have independent electrical and water supply and meters for each address (note location on site plan) sewer, storm water shared with primary residence. 3. ADU Consists of 722 square feet ( primary residence 2385 square feet) housing a bathroom, kitchen, laundry, bedroom, dining -living room. Accessed by a private staircase with outside entry. Concrete sidewalk, 36 inch set back in the entry way to shelter door way. 4. Separated from main house by a rated firewall ceiling and garage ceiling and solid fire rated door to the second floor of the house with double sided lock 5. Landscape design integration with primary home planning (see attached plan) 6. Exterior windows, doors, trim and roofing and siding will be installed at the same time as the main house so matching material integrated. 7. Exception being requested to requirement: We are asking that design standard 5.5-130 B6 not be a requirement (offset for linear walls every 25 feet) for ADU approval as the footprint of the 2nd floor ADU is the same as the layout of the first floor (garage) of the primary dwelling. From the exterior it will appear to be part of the main house 8.
