WHEREAS, ir consideration for Site Plan approval, the issuance of a
Building Permit, and the issuance of an 0ccupancy Permit, as specified in the
Springfield Development Code Section 31.090, Applicant agrees to comp'ly withall the standards of the Springfield Development Code and Springfield Municipal
Code which may be applicable to this development project, including but not
limited to, the following:
1. Section 32.080 states "Each property is entitled to one driveway
providing direct access to a public street or al1ey. Separate
one way ingress and egress driveways and/or additional driveways
may be permitted based upon a Traffic Impact Study or at the
discretion of the City Engineer." The Applicant currently has 5
driveways servfng this development site. The Applicant shal.lclose two of the five existing curb cuts serving the development
as approved on the Final Site P'lan.
Section 31..090(5) states "All parking spaces shall be permanently
and c'learly marked. 01d striping shall not be visible after
being replaced by new striping". App'licant agrees to refllove
existing striping in areas to be restriped as approved on the
Final Site Plan.
3. Section 16.100(3)(a) states "Churches shall have a p]anted frontyard setback of 15 feet and planted side and read yard setbacksof 20 feet. The planted setbacks for parking lots and driveways
may be reduced to 5 feet when the Director determines adequate
bufferi ng has been provided".
Applicant shall install a 6 foot high solid wood fence around the
new parking spaces. The side yard setback has been reduced to 5feet and the rear yard setback has been reduced to 1.5 feet as
adequate buffering has been provided. Applicant shall adhere tothe fence height standards for residential districts and the
fence height shall be reduced to 3 L/2 feet in the 10 foot front
yard setback a1ong North 28th Street.
