And in the future the property will bring affordable housing to the community. My plan to meet development standards is by matching the existing dwelling. • The lot is of sufficient size to accommodate lot coverage and setback requirements. • The ADU will have its own kitchen, bathroom, bedroom and living space. It is 600 ftsq and will have a walkway from the front door to the sidewalk. • It will have its own address and off and on street parking. • The height will not exceed that of the primary dwelling and will not effect solar access. • The detached ADU will match the primary dwelling by having a similar looking lap siding, trim, and paint. They will visually match. • The roof pitch of the ADU will be a 6:12 as the primary dwelling. • The ADU windows will have the same 3'x4' (Hx4) window dimensions as the majority primary dwelling windows and trim will be the same. • Eaves will match primary.
