ADU
Narrative
1 am hoping to convert just over half of the current shop/garage into an ADU. I will be spiting the
electric/water where they enter the property. Sewer will be connected to current line with clean out at
street. I believe that the current siding, roof and other parameters match the homes in the area I am
hoping to have a type I ADU. There is a possible need to bring sewer for both properties up to current
code.
Driveway and side walk on E street will be brought up to current code.
There will be fire/sound walls separating ADU, ADU outside storage and remaining area for shop/garage
for 5107 E residence.
There will be no issues with sewer drop on property with the new line connecting via Y at the corner of
property on E Street (see include floor plan)
Garage car door height is 95" as a reference for images
Property lines :Property lines 51 street 66 FT. E Streets 96.06 FT
Name of streets abutting: 51 street, E street
Propose ADU will be inside current shop/garage located on west side of property. The ADU will be using
2/3rd of the current 828 feet of the shop building.
The shop is 10'6" from the back property line and and 30' 6 "to fence and 6 more feet to current side
walk.
