Proposal:
The proposal is to build an 840 SF single family dwelling with an attached 784 SF
Accessory Dwelling Unit on the approximately 6,196 SF vacant lot located at 1110 A St
Springfield, OR 97477. Setbacks: We are proposing the building be Eft from the property line on
the east side and 10 ft from the property line on the south side of the lot.
Parking:
We propose one off-street 18' x 12' parking space, utilizing the existing driveway
entrance on "A" Street to provide parking for the single family residence. We may have the
parking space be of a permeable material.
We propose one on -street parking space for the ADU, utilizing the 36 ft of available
curb side parking on "A" Street.
Garbage Area:
To be in the north east side of the lot near the alley side (north/east of the SF residence)
Utilities / Future Middle Housing building
We propose utilizing the city sewer connection and the electric pole located on the north
sides of the property. Electric wires would run underground. Water meters will be placed on the
south side of the property. There is currently one water meter already on site. (See plot plan)
We propose installation of all sewer pipe, water lines, and electric conduit to be installed
not only for the SF residence and ADU, but also to accommodate a future Middle Housing
building. We propose these stubs and connections would be installed during the site prep
phase of the development.
Pedestrian Walkways:
We propose all pedestrians walkways to be 4 ft in width to comply with Middle Housing
ADA rules for accessibility.
