Project No. 21-287 The site is currently two tax lots (TM 18-02-02-23, TLs 4200 and 4300). The site lies within the Hillside Development area of Thurston Hills. The existing houses are vacant and need of substantial repair. The applicant would like to remodel the existing homes and subdivide the two properties into an 8 Lot Subdivision, with each house on a lot and 6 new vacant lots. Included with this application is a proposed development plan The questions below are to help guide the project design 1. The client is proposing to take access from both 5V Place and 70'h Street. Is there anything that would prevent access from these streets, and if not, what public improvements will be required? Would the City allow a partial cul de sac for the frontage on 5V Place?. 2. Will a dedication be required along 701h Street? If so, the existing house may not meet setback requirements. What options would the applicant have in this instance? 3. Utilities: The City maps indicate sewer is on the west side of 701' Street and located at the end of 591h Place. Would the applicant be able to connect sewer laterals to both of these lines? b. 70� Street has a roadside ditch 591h Place has a stormwater manhole and curb inlet. What stormwater facilities will be required and are these public facilities suitable for any overflow requirements? 4. The house at 824 S. 701h Street is in need of substantial repair.
