Re: DIM QUESTIONS:
Site Address:
1570 Mohawk Blvd, 97477 - REDEVELOPMENT
A BRIEF NARRATIVE OF THE PROJECT
The project is to redevelop an existing site from a drive-through bank and office building to a
drive-through restaurant. A Site plan is attached according to the submittal requirements for
the DIM meeting.
5 QUESTIONS
1. Does the proposed drive-through lane comply with the code to:
a. Mitigate cars adjacent to the Low Density Residential?
b. Mitigate cars adjacent to Mohawk per 4.7-180.A.1?
c. Mitigate the existing covered bus stop?
(We have noted that code prefers not to have drive-through lanes near roads if possible, but
we think we have minimized that by only having pick up and pay along the road.)
2. How does 3.2-625 A.1's requirement for 50% window length of faced work in this
scenario of
a. A drive-through building where the back half is all kitchen?
b. With a seating patio? Could that be included in the overall length if it had a
permanent roof or trellis for fabric stretched ceilings?
c. Is this a corner lot? If so can the windows be averaged?
3. Is there an interest in the city even though it is not needed for the current proposal to
revise or enhance the triangular piece of 17th right-of-way to improve access to the
property, which would also improve vehicular, bicycle, and pedestrian safety along
the Mohawk corridor?
4. There is a sewer line shown at the west property line, can this be connected to?
a. Can the grease interceptor be located there?
5. Are the existing utilities shown, including the fire hydrant, adequate "as -is" to service
the proposed redevelopment?
