Proof of Ownership Page 2 of 24 24 Statement of Need and Scope of Work Statement of Need • The West and south porches with associated structures are deteriorating and in need of repair. • The porch columns and railings are not in keeping with the original details of the front fagade of the primary structure. Scope of Proposed Work — Phase I Phase I a) - Renovation of West and South Porch Decks of Primary Structure o See Fig. 3 pp. 7, Fig 5. pp. 9, and Fig. 13 pp. 17 delineating deterioration. o Remove existing decks, strengthen underlying structure (and straighten so that new deck is flat) with new pressure treated joists, and run new 2x6 tight knot cedar as decking material using hidden fasteners in the East-West direction on the South Porch and the North-South direction on the West Porch. o Paint deck and elsewhere as needed with existing colors. • Phase I b) — Renovation of West and South Porch Posts in addition to Stairway Railing Posts in case of hidden decay and to preserve historical identity and continuity. o Existing Porch Posts (not directly attached to primary structure) ➢ See Fig. 1 pp. 5, Fig. 2 pp. 6, Fig.4 pp. 8, Fig. 10 pp. 14, Fig. 12 pp. 16, Fig. 14 pp. 16, Fig. 15 pp. 19. Scope of Proposed Work — Phase I1 • Phase II a) — Renovation of West and South Porch Railings. o Remove and replace railings with similar design, identical paint, and 36" height as per current building code requirements (instead of the current 28" height) • Phase II b) — Renovation of West Porch Stairway o See Figs. 17 & 18 pp. 21 & 22 detailing settlement of current concrete stairs ➢ Note also that current stairs are not of equal rise nor built according to current code (Fig. 19 pp. 23). o Remove existing West Porch stairs and railing - replace both stairs and railing comparable to existing with wood stairs and railing built according to current codes.
