Project development questions:

The objective is to create a high density community that fulfills the need for
affordable housing in a safe, attractive, desirable yet finite neighborhood setting
In keeping with HB 2001, we feel this site can answer the need for such a
community in Springfield.
Site plans are numbered in order of preference.
1. Can we develop six or seven lots as shown with a 24' private access
including a firetruck turnaround as shown in option one E two? We'd like to
advocate for preserving the community feeling and lessening the burden that a
public street and associated infrastructure (more impervious surface) imposes.
2. If limited to the development of 4 lots taking direct access off
Game Farm Road, can we provide a section of road that meets city
standard extending just beyond a 20' private drive servicing the first two lots
(option2), then transition to a 24' wide private drive serving the other four
lots? This will:
limit the amount of impervious surface
minimize heat islands
• minimize driveways directly off GFR
• maintain aesthetics for the existing home
Our concern with option 3 is that while it may meet current planning codes, it
presents unnecessary hardships.
3. Will a right of way increase be imposed along the West property line? If
yes, please provide any information you may have.
4. What is involved in a Cluster subdivision and could it apply here? What are
the costs, timelines and can it run concurrently with the annexation process?
5. What is the required min/max lot density per the existing 1.34 acres?
