WARRANTY DEED
Nicholas L. Kenney, Grantor, conveys and warrants and will defend title to the property
against all persons who may lawfully claim the same, to JAAAE, LLC, an Oregon limited
liability Company, Grantee, the following described real property free of encumbrances and
exceptions, except as specifically set forth herein:
All Lot 17 and the North 65.5 feet of Lot 16, REPLAT OF SEVILLE, as planed
and recorded in File 73, Slide 172, Lane County Oregon Plat Records, in Lane
County, Oregon.
Subject to and excepting: covenants, conditions, restrictions and easements of record.
The true consideration for this conveyance is $500,000.
Al the time of deliver of this Deed, the Grantor is seized of the estate and the property in
which the Grantor purports to convey, and the Grantor has good right to convey the same.
BEFORE SIGNING OR ACCEPTING THIS INSTRUMENT, THE PERSON
TRANSFERRING FEE TITLE SHOULD INQUIRE ABOUT THE PERSON'S RIGHTS, IF
ANY, UNDER ORS 195.300, 195.301 AND 195.305 TO 195.336 AND SECTIONS 5 TO 11,
CHAPTER 424, OREGON LAWS 2007, AND SECTIONS 2 TO 9 AND 17, CHAPTER 855,
