Subject: Off Street Parking Requirements for McKenzie Medical Center
Dear Dr. Hacper:
The off street parking requirements for your medical facility were satisfactorily
addressed during site plan review. The signed Development Agreement, which specifies
acceptable parking arrangements, ls additional affirmation of compliance with City
development standards.
Our current off street parking standards for medical uses are 257,less than they were
when you received site plan approval; from 1 0 400 square feet to 1 0 300 squarefeet. Youc facility, if constructed today and occupied in a similar fashion, would
requice 122 spaces. Our records indicate you have direct ownership of 115 spaces (if
this figure is incorrect, please let me know). This six space shortfall could be
acconmodated rithout a variance by using any of the following methods:
1. A Traffic Study, approved by the City Engineer, demonstrating the number of
proposed spaces will be sufficient for the intended use.
?. Affirmative findings by the Planning Director that the exception will have no
negative impacts on neighboring properties.
3. A joint use parking agreement with another property owner.
I have included our current off street parking standards for infonnation and
comparison purposes only. As I mentioned before, your development already has
received all necessary approva'ls for completion as proposed. As long as the
provisions of the Development Agreement are observed, these provisions shall remain
valid regardless of changes to our standard's. [f a change in our standards would
provicle you with a more desirable position, you may request a modiflcation of your
Development Agreement to reflect these changes.
