RE: Zoning Verification Request for 1970 North 28' Street, Springfield, OR
Dear Ms. Miller:
This is a request to verify the current zoning will allow Lohner Electric a commercial -residential
contractor to purchase this property and operate their electrical contracting business from. Aric and
Tanya Lohner (Owners/Buyers( are aware of the Zone/Plan conflict regarding the properties on the SW
corner of 28`h & Marcola Road which you have brought to our attention. The current Owner/Seller
Alert Electric operated their electrical contracting business from this site for over 45 years. Current
zoning according to the most recent RLID reports indicates it has Heavy Industrial (HI) zoning.
At the time of this application the applicant does not intend on remodeling or any improvements to the
existing building or property. They are aware of the fact the Zone/Plan conflict could trigger the need to
be resolved should they someday make major improvements to the facility. They do intend on painting
and cleaning up the facility once they close and occupy the facility.
Attached is a check for $360.15 to prepare a "Zoning Verification Letter" to verify their intended use is
an outright allowed use without the need for a Special Use Permit, Conditional Use permit or System
Development Charges to operate their business from this site.
