Decision
Reduce an existing lot belov the rninimum dimensions established by theapplicable zoning district or othervise violate the standards of the Springfield
Developnent Code, or Structural Specialty and Fire and Life Safety Code
standards;
Both Tax Lot 5200 and 4400 are zoned and designated Community Commercial.
The minimum street frontage is 50 feet; the minimum lot size in the CC District
is 6,000 square feet. noih lots currently exceed the minimum street frontage
standard of 50 feet; this request will not affect street frontage standards.
Tax Lot 5200 currently contiins approximately 6,720 square feet; upon Final
Approval the lot r,rill eontain apptoiirately 17,000 square feet. Tax Lot 4400
cuirently contains approximatefy 4i,000 square feet; upon Final Approval the lot
vill "ontai., upptoritn"tely 31,bOO "quare feet. Both Iots will exceed minimum
square footage standards.
Both Iots contain structures vhich viIl continue to maintain the required
setback standards in relation to the adjusted property line.
