The current home (724 SF) is a single story home that has old and decaying side wall shakes for siding, 1x4 cedar window trim and windowsills, covered front porch, 5/12 roof pitch on house, 4/12 roof pitch on garage, old and decaying grey three tab roofing, white vinyl windows and 2x4 fascia. All exterior surfaces are adequate at this time but will need to be addressed at a later date. Phase two of the project (not yet determined as to when) will be the removal of the existing dwelling siding, roofing and window trim and change to 8 X" cedar mill James Hardie plank lap siding, James Hardie 1x4 window/ door trim, new architectural style roofing and painted an undisclosed color of paint. As per guidelines set by the City of Springfield's' requirements for design standards, the new ADU is required to match the existing dwelling as much as passible. As the existing dwelling will be re -sided, re -roofed and new door/ window trim installed and painted a new color, we will be matching the ADU to the future characteristics of the existing dwelling. Waste/ water system: The homeowner has stated that the main waste line discharging into the sewer runs from the existing dwelling to the west to the main sewer line between the two properties. We will be tying into the existing sewer line at that point. Homeowner has said that the main water meter is fed from the front of the home on the 17'h street side. We will be line boring from the front of the property to the new ADU and installing a separate new water meter and code approved water service to the ADU. Current storm water runs to existing splash blocks, as will the new ADU. Electrical system: There are currently power poles on the south east corner and south west corners of the property with a power line between. The existing dwelling is being fed by the south west power pole. We will be tapping into that power line at a mid -point to feed the existing dwelling utilizing the existing overhead line, installing a duplex power meter on the existing dwelling at the existing meter location, trenching underground to the new ADU and feeding the ADU off of its own separate meter. SUB has jurisdiction over the water and electric and we will utilize their design services to meet the ADU electrical/ water requirements. 5.5-125A: Setbacks: The ADU will be constructed at least 5'5" from the south property line, at least 18' from the north property line, approx. 36'5" from the west property line and approx. 115' from the east property line. There will be a minimum of 5' between the existing cover and the new ADU. The approx. height will be roughly 15' from grade to top of ridge cap. There are no homes close enough to the new ADU that would trigger the solar set back. Total lot coverage including the new ADU is 2083 SF and the property is roughly 9464 SF. 5.5-1258: Living quarters: The new ADU will include a full kitchen, bathroom, bedroom, living room, front entry, closet, laundry facilities and a covered front entry with hard scape min. 3' wide walkway from front drive to the ADU. 5.5-125C: Size: As the existing dwelling is only 724 SF, the ADU may not be any larger than this. The proposed square foot of the ADU is 712.5 square foot for the dwelling, 200 square foot front porch (non -living space) and approx.. 64 square foot of fenced off area to screen garbage cans/ storage. 5.5-125D: Entrance: The new ADU will haves separate entrance fed by a 3' wide hard scape walkway from the driveway to the front covered porch of the unattached ADU. 5.5-125E: Addressing: As per ADU regulations, the contractor will apply for a separate address with the city. 5.5-125F: Parking: Regulation 5.5 -125F -2-A off street parking will meet the ADU parking requirements. 5.5-1256: Outdoor storage: Outdoor storage and garbage areas shall be screened from view from adjacent properties and those across the street or alley with a minimum 42 -inch tall 100 -percent site obscuring fence or enclosure on at least 3 sides. 5.5-125H: Not applicable. 5.5-130: Not applicable. As the State of Oregon has opened up the availability of ADU's, I believe that this ADU is a prime example why ADU's were allowed to help prevent rural sprawl and will meet the requirements for ADU's set by the City of Springfield.
