Dear Hr. and Hrs. A1dridge, Staff Decision: Prelininary Approval and Pinal Approval - see belov. liedusq of,leq! Request The request is for a Lot Line Adjustment to add 20 a foot access vay from Tax Lot 900 to Tax Lot 903, Assessor's }lap 18-02-06-00. Background Hr. and Hrs. Aldridge ovn Tax Lot 900. 905. Mr. and Hrs. Chadburn ovn Tax Lots 903 and llhen Hr. and Mrs. Chadburn purchased Tax Lot 905 (vhich has frontage on Jasper Road), they thought it abutted Tax Lot 903. Hovever, there is approximately a 40 foot gap betveen Tax Lots 903 and 905. This leaves Tax Lot 903 landlocked. This requestvbuld add a 20 foot-vide gravel drivevay to the vest property line of Tax Lot 903 extending to South 32nd Street. In exchange for the drivevay strip, Hr. and Hrs. Chadburn vould transfer title of Tax Lot 905 to Hr. and Mrs. Aldridge. Criteria of Approval (Ref. Section 33.040 of the S pringfield Development Code) The lot line adjustment does not: 1. Create a nev lot or land-Iocked parcel; The drivevay viII not split Tax Lot 900 into tvo parcels. land-iocked parcel is proposed to be created. No nev lot or 2 Page 2 Aldridge LLA Reduce an existing lot belov the mininun dimensions established by theapplicable zoning district or othernise violate the standards of ltre SpringfieldDevelopnent Code, or Structural Specialty and pire and Life Sitety Coaestandards; Tax Lots 900 and 903 are zoned LDR/UF-IO (Lov Density Residential/Urban Fringe10 acre minimum). Tax Lot 903 is approximately 1.7 acres., Tax Lot 900 isapproximately 25 acres. The dimensions of Tax Lot 903 vill increase by the sizeof the Drivevay area. Tax Lot 900 r.rill not fall beneath the minimum lot size of10 acres. Approval of this Development Code s tandards . request viII not violate the standards of theor Structural Specialty and Fire and Life Springfield Safety Code 3. Impede the implementation of adopted transportation or public facilities plans; and Approval of this reguest vi1I allov Tax Lot 903 to have direct access to South32nd Street. Tax Lot 900 has access on both Jasper Road and South 32nd Street.Tax Lot 905 has access on Jasper Road. This request vill not impede theimplementation of adopted transportation or publie facifities plans. 4. Decision The Springfield Development Code requires that a surveyor be hired toproperty pins and create nev legal descriptions. The map submitted shovsset. The regar description for the drivevay has been prepired. Since the request complies vith the criteria of approval, a surveyreg1l description prepared, the proposed Lot Line AdjustmentPreliminary and Final Approval at this time. Page 3 Aldridge LLA Additional Information The City does not record lot line adjustment maps. Therefore, you should request that the Lane County Department of Assessment and Taxation combine the property being transferred into the same tax lot as the recipient Iot.
