No.98-02-48 Dear Mr. Stokes: As we discussed today, the Springfield Development Code (SDC) 31.010 requires any business that has changed use or ex?anded by no more than fifty percent or 10,000 square feet to be reviewed for Minimum Development Standards (IUDS). These standards help establishments comply with new development standards without the cost and time required for a full site plan review. Your recent proposal to add approximately 5,000 sq. ft. of pre-engineered metal shipping and receiving building into the West end of the existing tilt-up concrete building has been reviewed. The following conditions must be met to successfully complete this MDS process: N/A N/A ,/ Street Trees Sidewalks All outdoor storage areas must be screened bv a site ohscuring fence. (This includes the wooden pallets.) Undeveloued land within a develonment area shall be maintained free of trash and stored matcrials in a mowed and attractive manner. Undeveloned land shall not be used for narking. Required landscaning - as shown on plot plan submitted. lJnder Article 31 of the Springfield Development Code - Maintaining the Use: It shall be the continuing obligation of the propefty owncr to maintain the planting in an attractive manner free of weeds and other invading vegetation. Plantings in the vision clearance area shall be trimmed to meet the 2'A foot height standard. A S-foot wide planter strip must be installed along street frontages. All planted materials must have a permanent irrigation system unless drought resistant plants are used. Parkinq Lots - shall be maintdined by the property owner or tenant in a condition free of litter dust, and deteriorated pavement contlitions shall be improved to maintain conformance with standards. Parking areas must be paved and striped with wheel stops or linear curbs installed for parking spaces abutting landscaping, structures and/or undeveloped land.
