The Property:
Evergreen Townhouses is an 86 -unit community comprised of 43 duplex townhomes and
expansive open space in the interior of the community located in the 42"a Street area. Each
duplex is on its own parcel (map and parcel numbers attached). There are 2 existing play areas on
the property that are under-utilized. One townhouse unit serves as both the model for leasing and
the office/shop space for the on-site staff.
The Project:
Add a detached accessory structure consisting of approximately 250 sq ft office and 450 sq ft of
maintenance shop (total of 700-1,000 sq ft). Enhance the community amenities to utilize the
green space for BBQ/gathering areas, replace an existing play structure, and add a fenced dog
park. Add patio overhang and backyard fencing for each unit to enhance use of private outdoor
space.
The Benefits:
Enhanced value to the residents from the improved community amenities and private space
Provide additional housing by bringing a vacant unit back to the housing stock
The 5 questions:
1) Location of the office and shop —see attached map area marked #1. The structure would
be located between the duplexes fronting A Street, 41:t Street and B street. It would be
accessed from 4151 Street, which is approximately 65 feet of road frontage (see attached
picture of frontage 225 41" St). This site is the intersection of 4 parcels: (map 17023141)
lots 9001, 7200, 7100, and 8900. Is a property line adjustment necessary and, if so,
affecting which parcels? Cost and time?
2) What is the maximum lot coverage?
3) Please confirm there is sewer in 4151 St. What is the cost to connect for office bathroom
and utility sink?
4) Are there off-street parking requirements?
