This ADU is a very special project, one that a whole community has joined together under the shared
goal of helping out/giving back. A majority, if not all, of the materials and services are being donated for
the project, from the design to the roofing. Ethan Gillespie, a young man of 16 years, was recently
disabled by a fallen tree and is now bound to a wheel chair. His existing family home, located on the
property, is 2 stories and was not designed with the intent of accessibility. This ADU will provide Ethan
with a completely accessible living situation, enabling him to move about with these new life constraints.
Development Standards:
The 526 sf ADU will be located at the Southeast corner of a half -acre, low density residential property in
Springfield. The property is located at 1045 S St, and is accessed off a minimally maintained asphalt
road. There is no on -street parking nor any sidewalks on S St, but there is the ability to park a car on the
side of the road if desired. That being said, the existing house is located over 100' from the edge of the
road and has a long u -shaped driveway as well as a double -wide asphalt drive connecting to the
existing garage. The owner will use one side existing asphalt driveway for the ADU stall. There is also
ample space along the 1/4 minus driveway for more parking,
The ADU itself will be placed 10' off of each side of the South and East property lines, with the entrance
facing North to the main road. There will be a paved sidewalk enabling access from the ADU to the
paved portion of the existing driveway.

Desion Standards:
The new, detached ADU will match some characteristics of the primary dwelling by matching the roof
pitch of the front gable (10/12), using horizontal lap siding, and composition roof shingles. The trim
details will be similar and will also have a cottage feel. That being said, the ADU will meet all 6 of the
clear and objective standards. A minimum 4/12 comp roof, with 12" & 16" overhangs, and a covered
entry. The ADU will not be taller than the main house, is only 24'x24' wide, and has is offset 4' at the
entry.
