Letter Addressing Conditions of Approval: Per consultation with planning department staff, use
of the Partition Plat application process for lot validation purposes does not require prior submittal of a
Tentative Partition Plan and application, therefore no conditions of approval are applicable with
respect to pre -submittal of the Partition Plat Application. However, a letter discussing the present lot
validation request and pertinent background information is included with this submittal.
Two (2) Draft Copies of Any Street Dedications: No street dedications are proposed or
currently required in conjunction with this lot validation plat request.
Two (2) Draft Copies of Any New Easements or Restrictions: No new easements, restrictions,

Attached, for pre -submittal review, please find a Land Division (Partition) Plat Application and supporting
documents for the proposed lot validation of the above referenced property located on F Street in
Springfield. More specifically, the subject property is comprised of Tax Lots 300 & 400 of Assessor's Map
17-03-35-14. The subject property was created by deeds recorded in the 1980's (copies of which are
included with this submittal) without the benefit of an approved land division, therefore the subject property
does not constitute a lawfully established unit of land, or "legal lot The purpose of this application is to
remedy that situation and render the subject property a lawfully established unit of land.
The subject property is a flat, vacant, undeveloped parcel of land on the south side of F Street, situated
between the adjacent properties located at 1263 F Street to the west and 1269 F Street to the east. The
subject property is currently zoned 'LD — Low Density Residential', is a standard lot/ parcel that is 7,177
square feet in area, and has 60.00 feet of frontage on F Street (an east -west street), and therefore
complies with the applicable minimum 4,500 square foot lot area and minimum 45 foot frontage
requirements per the applicable Base Zone Development Standards at Section 3.2-215 of the Springfield
Development Code.
The adjacent segment of F Street is currently fully improved with paving, curb and gutter, street lights,
sidewalks and street trees. The public improvements referenced above are located within the existing 66
foot wide F Street public right-of-way. The subject property also abuts a 14 foot wide public alley on the
south. All public utilities and services are currently available to the subject property from within the
adjacent F Street public right-of-way and adjacent public alley. The adjacent developed properties to the
east and west currently receive utility services from within the adjacent F Street public right-of-way and
adjacent public alley. No dedications of additional public right-of-way or public easements are necessary
or proposed in conjunction with this lot validation request.
