Accessory Dwelling Unit (ADU)-Type 1 Application

The proposed ADU compl ies with the Accessory Dwelling Unit Development and Design Standards
described in SDC 5.5-125 and 5.5-130 as follows:
• The site is 5600 s.f. which exceeds minimum lot size (5000 s.f.) for LDR zones.
• The site is not located in the Washburne Historic District.
• The location of the proposed building meets setback requirements: 5' min side yard setback,
10' min rear yard setback.
• The he ig ht of the ADU does not exceed the he ight of the primary res idence.
• With the ADU and the laundry room addition (to be submitted under a separate permit) the lot
coverage is still only 29.5% (of 45% al lowable)
• The ADU will meet all appl icable building code standards. The ADU will have a kitchen,
bathroom, living, and sleeping area that are completely independent from the primary
dwell in g.
• The ADU will have an outside entrance that is separate from the entrance to the primary
dwelling, and a hard surface walkway (wider than the 3' min. required) will be provided from
the primary entrance of the ADU to the street and walkway serving the primary dwelling.
• The proposed ADU is 672 s.f. total, comprised of 500 s.f. on the ground floor and a 172 s.f. loft.
This does not exceed the 800 sq. ft. maximum, and it is smaller than the existing primary
dwelling (which is 929 s.f.).
• Garbage cans wil I be obscured from view from nearby properties.
• The required parking space for the ADU shall be provided via existing paved on -street parking
directly abutting the property. The abutting street includes parking on both sides of the street,
and there are no adopted plans to remove the on -street parking. (Parking for the existing
primary dwell ing is provided on-site via the existing driveway).
