THE PROPOSED DEVELOPMENT IS TO FINISH OUT TWO SUITES OF AN
EXISTING BUSINESS CENTER, WHICH WERE PREVIOUSLY OCCUPIED BY
A FITNESS CENTER AND MEDICAL OFFICE, INTO A NEW HOME FOR THE
OREGON VETERINARY REFERRAL ASSOCIATES, P.C. THE PROPOSED USE
IS A SPECIALTY VETERINARY REFERRAL HOSPITAL, WHICH WOULD
ALLOW TREATMENT FOR PETS IN THE SURROUNDING COMMUNITY
THAT LOCAL VETERINARY CLINICS ARE UNABLE TO PROVIDE /
PERFORM. THIS FUNCTION WOULD OCCUPY TWO OF THE FOUR
EXISTING UNITS WITHIN THE BUILDING, ADDRESS #215 AND #223,
WHICH MAKE UP 17,361 SF. THE REMAINING TWO UNITS, # 225 AND
#227, ARE CURRENTLY OCCUPIED BY SMILE KEEPERS DENTAL, WHO
WOULD CONTINUE TO OPERATE OUT OF THOSE SPACES AND UTILIZE
5,135 SF OF THE OVERALL BUILDING. THERE ARE NO MINIMUM
DEVELOPMENT STANDARD EXCEPTIONS BEING REQUESTED. THE
PROPOSED SITE IMPROVEMENTS ARE TO EXTEND THE LANDSCAPE
PLANTER ALONG THE FULL LENGTH OF THE PARKING AREA ALONG Q
STREET, TO MEET CURRENT CITY ZONING REQUIREMENTS. WE
WOULD ALSO PROPOSE ADDING A FENCE ENCLOSED RELIEF YARD TO
ALLOW PATIENTS TO BE TAKEN OUT OF THE BUILDING SAFELY, AND
ALWAYS ON A LEASH, SUPERVISED BY A STAFF MEMBER. LOADING
ZONES WOULD BE ADDED TO MEET CURRENT CITY REQUIREMENTS,
AND THE EXISTING TRASH ENCLOSURE WOULD BE UPGRADED TO
MEET CURRENT REQUIREMENTS.
