Cornerstone Foundation System is a precast concrete foundation system. specifically designed for
Manufactured Homes. The design objective was to develop a�errnanent structural foundation system for
nianufactared homes; which simultaneously functions as a tie -down and perimeter pier foundation system
that .not only supports the rim joist continuously in the same manner as a stem wall foundation, but also
eliminates any unsecured gap at the top and bottom of the hoiries perimeter. Corlierstone Foundation System
within its unique patented desigtt is the only precast concrete permanent structural .foundation systern with
versatile footing options i.e.; cast in place, slab or poured runners, precast concrete footing and composite
board or pressure treated lumber. Cornerstone Foundation System is installed after the home is set or can be
retrofit to an existing home.
In the approval process for the Authorities Having jurisdiction it is important to note Cornerstone
Foundation System, is a precast concrete foundation system that simultaneously provides:
Crawl space enclosure
m Continuous perimeter support
Wind, anchoring .tie down

Water and rodent seal
Cornerstone Foundation System is a unique. ctrstom design not. specified in the Model Manufactured Home
Installation Standards (MMI -11S) therefore, it is classified as an alternative method of Construction.
The requirement for an alternative method of construction is to provide undeniable proof by empirical
testing that the design will resist all anticipated loads.
The loadpoints and shear load designs for Cornerstone Foundation System are the same as. a stem wall
foundation or lJorty wall foundation.
It is required by M.MH.IS for a precast. concrete structural member prefabricated or manufactured off site to
have a quality control program that is monitored With quarterly inspec tions by an indeperident third party
testing company.

concrete foundation wall panel. A wedge set is two, a set can be two vvcdges side by side or two wedges
inverted on top of one another, or any combination to consist of, six total wedges per precast concrete

PRECAST FOOTING ANCHORS
CFS is designed to be used on variousItnultiple footing options: Precast Concrete Masonry Unit 16' x 16" x
4" thick footing pad, Composite Board (decking: material) l %"x6" wide, ground contact approved pressure
treated lumber 2"x 8" wide, or CFS PC -48 16" wide x 48" long x 2 1/2" thick. Each fboting option is secured
to the ground using l2" diameter 14" zinc plated steel lag bolt anchors. On a 12' singlewide manufactured
]ionic ground anchor placement is approximately 16" on center. For larger width homes ground anchor
placement is approximately 24" on center. Test results show each 1/2" diameter 14" zinc plated. steel lag bolt
anchor resists 1,566 lbs.

At the request of Cornerstone Foundation System Pacific Northwest Engineering has studied the empirical
testing performed by Umpqua Testing. Company. It is my professional opinion that all tests were conducted
in tine realm of nationally recognized and accepted testing methods. The test loads have been compared to
the anticipated load for proof of performance. The anticipated loads are found in the National Model
Manufactured Installation. Standards contained in 24 CPR 3285.303.

Dimensions for each of Cornerstone Foundation Systems' precast concrete wall panels:

strength lightweight concrete with structural fiber at an average strength of 3200 PSI. Precast concrete

Cornerstone f=oundation Systems' top and bottom connectors are manufactured from high. tensile banding
material, 1 'a" wide, .031 thick at 50,00 lbs. tensile strength. Connector plates are two holes punched; cut to
size 1 718" and zinc plated. Connector plates provide top and bottom connection of the precast concrete
foundation wall panel to the rim joist and footing. Concrete screws are the fasteners used to secure the
