Please also find enclosed a copy of a foundation investigation map I prepared for the use of a future lender. We found the north foundation wall line to be 5.02 feet southerly from the north lot line as it is monumented. The front corner of the south foundation wall line lies 5.04 feet northerly from the south boundary. The rear corner of the south foundation line falls 4.95 feet (approximately Yz inch) northerly from the south lot line. After a very short evaluation, you approved this negligible setback encroachment today in the field. This small discrepancy could be attributed to a few different factors, including disturbed monuments and slight misalignments in setting up the concrete forms. I agree with your decision to approve the foundation location, as there has to be some tolerance for construction on lots that are only 60 feet in width, especially when the foundation is 50 feet in width. As shown on the enclosed map, the foundation lies nominally 5.0 feet from the south line and I represent it as such. If you have any questions, please do not hesitate to call me.
