OREGON 97 477 November 19,1980 346 MAIN STREET 726-3753 CERTIFIED LETTER ALKIMCO 893 West 5th Avenue Eugene, 0regon 97402 Dear Property Owner: At the request of the tenant, Ruth Kirkpatrick, a Courtesy Inspection was conducted at 232 South 42nd Street, Springfield, 0regon on November 7, 1980. Said property is more particularly described as Lane County Assessorsr Map # L7 02 32 33, Tax Lot #2L0A. Our records show you to be the owner of this property. STRUCTURAL AND FIRE AND LIFE SAFETY: The following items do not meet the standards of the Uniform Housing Code as adopted by the City of Springfield (U.H.C.): 1) The floor joists have been cut and/or notched for the passage of plunbing pipes which has weakened the joistsrability to camy the irnposed load of the dwelling unit above the garage. U.H.C. 1001(c) 2. 2) The handrails and guardrails are below the ninimum height requirement and are not adequately attached to the stairway (they have become loose). Handrails must be between 30" and 34r' above the nosing of the treads. Guardrails must be a minimum of 36r' high. U. H. C . 801 . 5) The roof is leaking in an area adjacent to the fireplace. SANITATION When all or any part of the plumbing system of a dwelling has been allowed to deteri- orate and hag been inproperly maintained, it is classified as hazardous plumbing as described in Section 1001 (f) of the Uniform Housing Code as adopted by the City of Springfield. Therefore, corrections are required to be made in accordance with both the Uniform Housing Code as adopted by the City of Springfield and the current 0regon State Plumbing Specialty Code (P.S.C). 1) The water heater must have a pressure relief valve drain which is piped to the outside. All necessary permits for repair must be obtained from this office and required inspections conducted by this office. Please direct all inquiries to the Springfield Building Division at 726-3753. Courtesy inspections are not Housing Code inspections per se, but are conducted in order to determine the condition of specific iterns suspected to be in violation of the Uniform Housing Code as adopted by the City of Springfield (u.H. c. ) . The following iterns do not neet Housing Code standards: L.
