The property is zoned Low Density Residential, however, there is a7,405 square foot duplex located on the lot. Springfield Development Code 16.100(5)(d) states: " Duplexes on interior lots zoned Low Density Residential, which meet the density requirements of this zoning district, shall not be considered a non-conforming use.', To meet this code requirement a duplex built in Low Density Residential zoning must be sited on a parcel with a minimum of 8,712 square feet. Since this is not the case, the City has the authority to consider the sunounding area's density and how the duplex impacts the area. The City has decided that the duplex located on Tax Lot 1702 is in conformance with the surrounding density and therefore shall not be considered a non-conforming use. Cordially,t Kini M.
