GENERAL NOTES
1. Drawings are intended to represent desired construction results. It is the
responsibility of the contractor to maintain structural integrity of the
building during construction.
2, It is the responsibility of the contractor to obtain required permits from
the regulatory jurisdiction(s) prior to the start of construction. The
contractor shall assume full responsibility for all changes required by the
jurisdiction should he/she not follow this procedure.
3. Contractor to verify all dimensions before starting construction, and bring
any and all discrepencies to the attention of the designer prior to proceeding
with work in the affected area. This includes verifying roof pitches. All
drawings scaled at 1/4" = V - 0" unless noted otherwise.
4. Substitutions by the contractor for specified materials shall be submitted
to the designer and approved prior to commencing work at the affected area.
Materials specified as "(or eq.)" on plans may be substituted without prior
approval of the designer provided contractor retains product specifications
showing equality or superiority to the specified material.
5. Indicated dimensions are required measurements. The indicated
measurements are from uncovered stud or plate to uncovered stud or plate at
the indicated side unless specified otherwise. No scale measurements from
blue prints or copies shall be considered valid.
6. Contractor is responsible for the coordination of all trades involved in this
construction project, and for assuring required inspections are requested and
performed in a timely manner.
7. All construction shall comply with the 2017 Oregon Residential Specialty
Code (ORSC)
8. All connectors specified shall be Simpson Strong -Tie Brand, if available.
These connectors may be substituted for with another brand if noted on
plans, but shall not be substituted for if an "(or eq.)" note is not included for
any specific situation.
9. Any changes to the final draft of plans submitted to the customer after
acceptance of the plans by the customer shall be considered new plans.
10. All wood assumed to be DF #2 or better, unless noted otherwise.
11. All Window and door headers shall be (2) 2 x 8 unless specified otherwise.
See the multi -member header detail.
12. All exterior walls where no openings occur are to be considered
presriptive path brace panels. Panels that require special nailing (that is
alternate brace panels) are noted on the plans. (U.N.O.)

FOUNDATION NOTES
1. All footings shall bear on undisturbed soil devoid of any
organic material, on a maximum of 4" material compacted to
957, or on engineered fill per a soils engineer's geotechnical
report. Compacted Materialshall consist of 3/4" crushed rock
or granular material. Footings shall be stepped as required to
maintain the required minimum depth (or more) below finished
grade.
2. Maximum compacted fillsupporting any concrete work
(including flatwork) shall be 4", unless designed and inspected
by an Oregon Architect or Engineer. All compaction shall be to
a minimum 95%.
3. All concrete shall have a minimum compressive strength of
2500 PSI unless required to be a higher strength by design.
Concrete shall be air entrained, minimum 5%, maximum 77.
4. Concrete slabs shall have control joints at maximum 25'
intervals in any direction
5. Unless specified otherwise, all reinforcing steel shall be
A-615 grade 40. W WM shall be 6" x 6",10-10, A-615
6. All wood in contact with concrete shall be
pressure -treated. Interior posts shall be seperated from
concrete bases with minimum 55# roll roofing. All interior
posts greater than 4' in height shall be mechanically fastened
to the pier and beam. Nails or screws driven into pressure
treated woad shall be HD Galy.
