Upon research_a_nd.review of the materials in the jor*ir file for the Mid-3pringfieta Refine.en, |lry ({O t 86-06-06), it does appear that a mappirrg mistake resulted in the subject site's LMI classification. The following events and documents lead me to conclude that the LMI zoning on this property was established in elror: l. Lane County Regional Land Information Database Report shows th{ t1le duplex at 547 ana i+g 4-0th Street (Map & Tax Lot l7\23l 1404001) was built in 1975 and is currently owned by Robert and David Laird' 2. In 1986 Ordinance Number 5356 legislatively rezoned land, including this parcel, in accordance rvith the Mid-Springfield Refinement Plan. i. Ordinance Number 5356 lists your property in Appendix A, rezoning it from LDR (Lo'*'Density Residential) to MDR (Medium Density Residential). 4. The offlrcial Springfiel dZoningMap shows the property as being zoned LMI. However, as mentioned in number 3 above, the parcel was actually zoned MDR through the adoption of Ordinance Number 5356' Consistent with City Ordinance 5356,City staff now recognizes Medium Density Residential zoning ln you, property. In accordance with policy 5 of the MSRP there is neither aplanlzone conflict, nor are there any non- conforming use issues arising from zoning classification.
