Gary Karp, Cynthia Pappas and Carol Denner. taken, this meeting vas held to provide the applicant vith submitting a formal application for a Type I Site plan Reviev DTSCUSSION The items discussed may not actual application. 1 include all issues which may be reviewed as part of the Assessor's Map# L7O23I4L - Tax Lot 02000. The property is zoned Light MediumIndustrial (LMI); the Metro Plan Designation is Medium Density Residential - theproperty is in the Mid-Springfield Refinement Plan area. The industrial use ispermitted in the the LMI District. 2. The folloving Development Code issues need to be addressed: (a) Screening the storage area. The existing fence needs to be slatted. The Springfield Development Code requires the screening of storage areas. (b) The driveway to the storage area needs to be paved from the sidevalk to the fence. The exlsting gravel is getting into the street and viII eventually damage the street and sidevalk. Page 2 Running Pre-App (c) Landscaping. A 5 foot landscape strip needs to be installed along the frontage of N. 39th Street. However, all the landseaping can be placed at the north end of the property vhich is graveled (betveen the area of the drivevay to be paved and the north property line. Lov groving shrubs which do not require much vater can be used. Also, one street tree viII be required. Please check vith a nursery person. APPLICATION PROCBDTTRE A Type I Site PIan application is necessary. An application is enclosed. The cut-off date for application submittal is any Friday.
