Subject: Property located at 389 South 35th Street
Dear Mns. Arnold:
This letten is to confirm information we discussed
South 35th Street.
regarding your property at 389
Th'is property is zoned Low Density Residential. The Metro Plan also designatesthis property as Low Density Resjdent'ial. The Low Density Residential zoningdistrict allows only one dwelling unit per tax lot.
An inspect'ion was requested of Gary Andrews, E'lectrical Inspector for a new
servjce meter on youn property. l4r. Andrews noted when he visited the site that
the meter was to serve a separate unjt on this property and was unable to approve
the new electrical service.
I,le then spoke by telephone reganding uses al lowed in the Low Density Res'idential
District. At thjs time, the structure that has been converted into a residence
cannot be used because it is in violation of land use laws. If in the future a
street is dedicated and constructed at the rear of your propenty'it may be
possible to divide this property through the part'ition process and create two
separate tax lots. Until that time, however, only one structure on the site may
be occupied.
I appreciate your coopenation during our conversation and was glad to hear you
were going to insune that the structure'in the rear of the property would not
continue to be rented.
If I can answer any add'itional questions for you please do not hesitate to call
tni s office.
