Pre-Applicat'ion Conference to discuss construction ofan addition of a 125'x130' bui'lding on the eastenn wall of the existing building. The locat'ion is at the intersection of shelley and Don streets. No fonmal action was taken, this meeting was held to prov'ide the appl icant w'ithinformation prior to submitting a formal application for a Type II Site Plan Review. DISCUSSION The items d'iscussed may not include all issues which may be reviewed as part of theactual appl ication. 1. A 10' planted rear yard setback is required, however, the existing sightobscuring fence (the add'ition of slats) can be extended since the required landscaping cannot be seen from the street. 2. If the proposed bu'ilding will be used only for warehousing 17 additional park'ing spaces will be required (1 space per 1,000 square feet of gross floor area). Ajoint-use parking agreement wiII be requ'ired if the nonth area is used forparking. There should be enough park'ing at the north end of the property so that parki ng wi I I not be requi red at the east end of the proposed bui 1d'i ng. Additional landscaping wi'11 be required if the parking lot will conta'in more than24 spaces. For the new driveway on She.lly Street, the minimum driveway w'idth'is 24 f eet; maximum i s 35 f eet (w'ith 8 foot f lares). Page 2 Michigan Knife Pre-App 3. The area where the overhead door is'located wi'll have to be marked "for pick-up truck on1y" or simi'lar language. Large trucks can use the load'ing ramp at the north side of the existing building. The 20 foot open area behind the proposed building is not cons'idered a fire lane. However, this area should be paved at least 12 feet to accommodate vehicular traffic. Loading/unloading must occur on private property; vehicles are not permitted to back into the public ri ght-of-way. 4. The front yard bu'ilding setback is 10 feet and must be landscaped to match the exist'ing landscap'ing. Addit'ional street trees are required and need to be shown. The existing s'idewalk needs to be extended. S. At the west end of the pr^operty, site drainage can be handled by obtaining a private joint use agneement with Guckenberger to connect to the existing catch basin on Guckenberger's property. A clean out and wye wil'l be needed. At the east end of the property, the paved anea at the east end of the building needs to be drained into a catch basin which can be connected to the storm sev,,er near the east end of the existing 11,700 square foot building. 6. Solan access needs to be addressed. The he'ight of the proposed bui'lding will be 19 feet; 14 feet at the eaves. 7. The proposed building will need a sprinkler system. The size of the proposed building is near the maximum allowable for such a structure; area separation wal I s wi 'l I be requi red for f uture addi ti ons. 8. Contact SUB for electric power requirements. 9. The location of all structures need to be shown on the Type II Site Plan. APPLICATION PROCEDURE A Type II Site Plan app'lication is necessary.
