pole building to store excess logging supplies and materials to include vehicles.
The site is located at 1145 North 31st Street. (Assessor's Hap 17-02-30-34 Tax Lot
4700).
VHEREAS, in consideration for Site Plan approval, the issuance of a Building
Permit, and the issuance of an 0ccupancy Permit, as specified in the Springfield
Development Code Section 31.090, Applicant agrees to eomply vith aII the standards ofthe Springfield Development Code and Springfield Municipal Code vhich may beapplicable to this development project unless modified or excepted by the Site Plan
Reviev Development Agreement, Planning Director, Planning Commission, Building0fficial or their agentsr or the Fire Marshal, vhich modifications or exceptionsshall be reduced to vriting.
VHEREAS, in consideration for Site Plan approval, the issuance of a BuildingPermit, and the issuance of an Occupancy Permit, as specified in the Springfield

An Improvement Agreement will be required for full improvement of North 31st Street.
A 5 foot landscape strip is required along North 31st Street. This landscaping can bemade- a part of the Improvement Agreement and would be required within 30 dayi of thecompletion of street improvements.
A storm drain connection can be made in one of the followjng manners:
a. Construct a public line along North 31st Street to connect to the existing storm
sewer located in Industrial Avenue and connect to this storm sewer line.b. Construct a private line along the North 31st Street property owned by Future
Logging Company and tie into the storm sewer line in Industrial Avenue.c. Connect to the storm drainage ditch in North 32nd Street. A grading profile would
need to be submitted to verify that this option would work.
So]ar Access standards need to be observed.
Screening needs to be provided adjacent to all res'idential properties. S'latted chainlink fence or solid wood fencing can be provided along the north property line and onthe east to separate this use from the existing nonrconforming mobile home on the easthalf of this lot.
