Subject: Housing Inspection at 735 N. 21st Street Springfield, Oregon.

At your request, the Springfield Building Safety Division recently
conducted a housing inspection at the above address. The inspection
revealed items which do not neet the mininum City Housing Code
requirements and nust be corrected. They consist of the following:
Structural
1. Steps serving the door between the house and garage shall be the fuII
width of the door.
2. Rooms used for sleeping purposes shall have a secondary neans of emergency
egress directly to the outside through a door or window having a rnininum
openable area of 5.7 square feet. The mininum opening dimensions shall
meetsure at least 20 inches horizontally and 24 inches vertically. The
height of the window sill above the interior floor or landing shall be no
greater than 44 inches. The windows are of insufficient size with
excessive siII height. At least one window in each bedroon shall be
altered to meet the above emergency egress requirements.
3. The garage roof hip board is overspanned as evidenced by excessive sag in
this location.
4. A portion of the floor in the southwest corner of the front bedroon is not
adequately bearing on its supporting structure.
Electrical
5. Existing three-prong outlets (grounding type) shall be replaced with
ungrounded type outlets or shalI be properly grounded.
6. Renove cord connected switch and receptacle in the storage shed. Wiring
shall be run inside framed members or adequately protected and stapled.

?. Replace or repair all wiring in the greenhouse. Protect wires, install
blank covers on junction boxes and and install a ground fault circiut
protection (GFUIj receptacle for the circuit. Hepair or rernove the
electric heater.
8. Run new wire to the florscent light fixture in the garage. Protect all
wiring along the interior sheet rock wa1l. Terminate all wires injunction boxes and repair receptacles with reverse polarity. The 230 voltreceptacles are to be fused according to the wire size run to then. Blankoff all open junction boxes in the garage area.
#I4 gauge wire - 15 amp fuse
#I2 gauge wire - 20 anp fuse
#10 gauge wire - 30 amp fuse
9. The disconnect switch for the 230 volt receptacle sharl be properly
grounded.
10. All service paners shall be properry grounded and bonded together.
Plunbing
lI. The dishwasher discharge hose does not have the required air break toprevent back siphoning into the water supply at the dishwasher. The hoseshall be looped and secured to the underside of the counter top before
discharging into the sink drain.
12. The laundry standpipe (drain) is not accepting the fuII flow of the washerdischarge. The drain nust either be cleared if the causie is the result ofa blockage or the laundry drain shaIl be increased in size to handle the
washer discharge.
Building permits must be obtained for the above items which involverepairs or nodifications to the structural, electrical, plumbing or
mechanical systems of the building and for any additions or revisions you
wish to nake to the building.
Please note that installation of electrical systems on property which is
intended for lease, sale or rent nust be done by an electrical contractor
who is licensed by the State of Oregon.
