Lane County assessment and taxation records indicate that you are the owner of this property. The inspection revealed numerous items which do not meet the minimum safety standards applicable to existing buildings of the City Housing Code. Existing windows are not openab'le as a result of improper maintenance or deterioration. These conditions shal'l be further examined and the appropriate repairs completed. The roof covering, due to improper maintenance, faul tyinstallation or deterioration, is allowing moisture to penetrateinto the interior of the structure resulting in substantial damage to the ceiling and wall coverings. The roof structural frame is sagging as a resu]t of excessiveroof loading (mult,i-layers of roofing material ), overspannedrafters or improper maintenance. The structural roof frameshall be reinforced to provide adequate support and individualrepairs made where necessary. Broken windows shall be replaced to prevent weather infiltrationor potential fnjury from the broken g'lazing material. The front door glass panel is not adequately secured to theframe opening. The g'lazed panel must be properly secured to the opening or removed to prevent potential injury. This condition can cause the overheating of appliance cords that are connected to the wall outlet above the heater, creating a potentia'l1y hazardous condition for electrical shock or fire. 11. Electrical 'l ight fixtures were found that were inopenable, damaged or missing and shall be either repaired or replaced. L2. Hall out'lets and switches shall be provided with protective cover plates to prevent potential electrical shock or fire from short circuit conditions. 13. The exposed wiring under the kitchen sink shall be protected from physica'l damage. The terminal end of the wiring must be contained in an approved junction box, with a protective cover, to prevent possible electrical shock or fire from exposed wiring. 14. Although not all of the above deficiencies would be considered as an imminent hazard to the occupants or the public, there are several items that will require your prompt attention if the building is to remai n occupied. Due to the potential hazardous nature of the electrical system and items numbered 1, 7, and 18, a specific deadline for the completion of the repairs of these deficiencies has been established. If these items are not corrected by June 15, 1988, the building will be classified as a substandard bui'lding and a Notice and 0rder for vacation, and repair or demolition will be issued by this office. It is my expectation that witn the concern for pub'lic safety and with the questions of liability, your immediate attention wi'll be given to the repair or these potentially hazardous conditions and that an agreeab'le schedule for the comp'letion of the remaining items can be arranged between us. P]ease note that permits, which can be obtained at this office, are required for the repairs and that an Oregon licensed electrical contractor is required for electrical work on property that is for rent, sale or lease.
