Dear Dan:
I visited the two-story residence at 725 N 86 Street in Springfield earlier this week to
review the damage that has occuned to the concrete block house on this comer lot
and to determine the suitability of using the GripTite push pier product for stabilizing
the foundation-
The house is located on a flat residential lot in the center of Springfield. lt is mostly a
two-story rectangular structure with a single story pop-out area at the east side and a
tall single story galage at the rear or north side. lt appears to be an unreinforced
concrete masonry block (CMU) wittout grouting in the celts. There are numerous
stair step cracks in the walls around the perimeter of the house which range from
tQht to almost '/+inch in width. I noted that several attempts have been made to tie
the crac-ked units together with steel straps or to fill the cracks with grout, poly-seal
foam, or caulking.
I also talked to the resident about the seasonat changes that occur throughout the
structure. I understand that in the winter, the doors operate properly and the gaps in
the stair-step cracks close up more than the cunent gaps. This seasonal fluctuation
is most probably due to expansive clay under the footings. The footings are fairly
shallow and as the clay soil dries out around the perimeter, it shrinks and drops in
random and variable locations. This loss of continuous support is most likely the
reason for the cracking problems.
The most common method to prevent foundation problems for expansive clay sites is
to dig deep into the soil so that the footings bear on soil that does not dry out. As
this foundation system is already in place, the use of push piers around the stucture
is a reasonable altemative. The piers will essentially become the support system for
the house and the cyclic soil under the footing will not affec't the structure any longer
as long as the house is raised to the point that it is in the wet orwinter season.
I undenstand that you propose to add push piers around the entire perimeter or the- house and garage including a rou, of piers along the CMU wall between the house
and garage. The anchor pier system will provide a firm base and altow you to raise
the..footings with your standard jacking procedure. The piers will stabilize thefootings against ftrture settlements as long the house is lifted to the height rrvhere tosoil reached its maximum swelling.
I have checked the loading imposed_by the structure and determined that the pierswill be adequate to lifr the sfuctrrre if sbaced at no more tran-ar."t on center. Theqitf are goo{ for at least 16,500 pounds per pier according to the LOrc in yourdesign pamphlet with a maximum recommended spacing of &ieet
Gare should be taken in lifting the stucture as it is heavier than a normal house andmuch less flexible. As such, I anticipate more interior cracking than usual and thevarious ties and sfaps that have been installed may cause some interaction withinterior_components, I am not sure with the blocks seen on the outside of the wallsare tied to inslde the struc{ure.
